<p>Summary:</p> <p>Responsible for all collection activities relating to Fannie Mae/Freddie Mac, in-house first mortgages and HELOC delinquent loans. Works closely with in-house legal and external law firms to process foreclosures, evictions, bankruptcies, deed in-lieu, short sales, etc. according to federal regulations and industry standards. Properly documents all account history and collection activity for each delinquent loan. Advises customers of their responsibility under the mortgage contract and counsels them regarding the budgeting of payments.</p> <p>Qualifications:</p> <p>Education: High school diploma, Associates Degree preferred.</p> <p>Licenses/Certifications: None.</p> <p>Experience: At least two years of mortgage and/or collection experience. General PC knowledge. Or equivalent combination of education and experience.</p> <p>Essential Functions:</p> <p>A: Job Specific:</p> <ul> <li>Monitor and input all customer status codes for FNMA/FHLMC monthly reporting. Review FNMA/FHLMC monthly reports and make necessary changes within required timeframe. Input on FNMA/FHLMC website foreclosure/Deed in Lieu results within 24 hours. Tracking and inputting all Chapter 13 bankruptcy filings on excel spreadsheet. Review and sign all legal affidavits regarding foreclosure sales. </li><li>Responsible for all collection calls and letters pertaining to Consumer, In-house first mortgages, Commercial and HELOC delinquent loans. </li><li>Contact debtor to discuss financial situation and foreclosure prevention to determine appropriate workout plan or settlement agreement. Ability to review borrower payment patterns and activity history and give ownership counseling. Maintain concise system notes to document account history and action taken. </li><li>Prepare correspondence as required by lending authority to properly notify customer of account status and actions that must be initiated (FNMA/FHLMC 30/60day solicitation letters, packages and Default Acceleration letters). Responsible for ensuring phone calls and written correspondence are initiated within the appropriate timeframe as defined by the Bank and secondary market program. </li><li>Oversee secondary market, commercial and, In-house vacant properties which includes house inspections, contracting outside venders to preserve property, clearing debris, lawn maintenance setting up utilities in the banks name. Review all contractor invoices and authorize payments. Move foreclosed properties to Other Real Estate Owned. Collection of rents on foreclosed properties. </li><li>Initiate legal actions (i.e., judgments, garnishments, foreclosures, eviction and monitoring bankruptcy filings, etc.) required for the Bank's capital preservation. Calculate and forward foreclosure sale bidding instruction to banks specified attorneys. Continue bankruptcy education for any changes or updates. </li><li>Perform financial analysis on delinquent accounts to avoid foreclosure when at all possible by determining if other actions, such as deed in lieu of foreclosure, pre-foreclosure sales, loan modifications, partial claims (FHA loans) selling of the property on a refinance or assumption basis, or establishing repayment plans. </li><li>Notify PMI companies of account defaults and perform monthly reporting. Ensure all PMI company guidelines are implemented. </li><li>Liaison for commercial properties between the Bank and legal counsel. Review Legal invoices. Assist bank loan staff as needed. </li></ul> <p>Knowledge/Skills/Abilities:</p> <ul> <li>The ability to communicate effectively and clearly, both in verbal and written communications. </li><li>Excellent interpersonal skills. </li><li>Strong knowledge of the business area that is being supported. </li><li>Self-directed and motivated. </li><li>The ability to manage multiple tasks. </li><li>Excellent problem-solving skills. </li><li>Ability to calculate figures as it relates to accounting processes. </li><li>Full and complete knowledge of all FNMA/FHLMC workout plans available for customer. </li><li>Responsible for keeping abreast on all fair debt and collection practices.
