<p>Under the direction of the Shared Services Facilities Coordinator or designee, the incumbent is responsible for assisting with the maintenance, custodial, and security activities of the Shared Services campus. Additionally, the incumbent is responsible for assisting in non-emergency tenants requested maintenance needs (i.e. workstation adjustments, cosmetic building needs, etc.).</p> <p>ESSENTIAL FUNCTIONS</p> <ul> <li>Assists in the training, supervision, and coaching of Facilities and Security staff assigned to the Shared Services campus. </li><li>Assists the Facilities Coordinator in the day-to-day direction, scheduling, work assignment and leadership of maintenance, custodial and security staff, which includes setting daily priorities and ensuring staff coverage in the absence of the Facilities Coordinator. </li><li>Demonstrates a commitment towards the development and accountability of staff. </li><li>Provides input on Facilities and Security staff reviews and appraisals of employees' performance. </li><li>Assists the Facilities Coordinator in ensuring daily work assignments occur in the maintenance and custodial units in a timely manner so that the physical appearance of space occupied by staff at the Shared Services campus is maintained. </li><li>Assists in the assignment and monitoring of work orders. </li><li>Conducts walkthroughs; ensures quality and safety standards and regulations are met by inspecting work sites, monitoring work habits, and reviewing completed workmanship. </li><li>Assigns daily and weekly posts for security staff to ensure overall safety at the Shared Services campus. </li><li>Monitors the property daily to address curb appeal, snow removal, landscaping, and safety needs. </li><li>Conducts walk-throughs on a consistent basis to identify potential security weaknesses and develops and implements mitigation strategies to address. </li><li>Manages controlled access to the building through creation and deletion of employee and visitor permissions and access control point badges. </li><li>Manages security activities for Lucas County Board of Elections Early Vote as well as a multitude of other miscellaneous events held on the campus. </li><li>Assists the Facilities Coordinator in the management of projects by coordinating with outside contractors as needed. </li><li>Conducts inspections of safety equipment when required and ensures timely completion of maintenance and repair of essential equipment. </li><li>Responsible for reporting any areas of non-compliance with PERP regulations and reports of any situation or condition that jeopardizes the physical safety, welfare, or integrity of the tenants and their staff to the facilities Coordinator or designee immediately. </li><li>Assists in the coordination of moving staff workstations for all tenants. </li><li>Participate in meetings for information sharing, planning and problem resolution. </li><li>Responsible for ensuring the flow of accurate and timely information for the assigned area of responsibility. </li><li>This position is considered essential personnel and as such is on-call for emergencies and after hours as needed. </li><li>Demonstrates regular and predictable attendance. Prepares and submits reports as needed. </li><li>Other related duties as assigned. </li></ul> <p>MINIMUM QUALIFICATIONS</p> <ul> <li>High school graduate or equivalent and three (3) years' experience in building services, security, maintenance or custodial operations. </li><li>Supervisory or leadership experience (can be on the job or volunteer). </li><li>Associate's degree in Facility Management, Business, or Project Management preferred. </li></ul> <p>LICENSURE OR CERTIFICATION REQUIREMENTS:</p> <p>Must possess and maintain a valid state driver's license and must maintain a driving record that meets the standards of the County's car insurance policy. First Aid/CPR/AED certification or the ability to obtain certifications within 6 months of hire date required.</p> <p>KNOWLEDGE, SKILLS, AND ABILITIES</p> <p>Knowledge in: Operating knowledge of and experience with building maintenance materials, hardware, equipment and mechanical systems including electrical, plumbing, and HVAC; grounds operations including maintenance care and equipment; custodial operations including equipment, products and standards; proper safety and security protocols.</p> <p>Skill in Management, supervision, and coaching of staff; analyzing problems and developing and implementing solutions; delegating responsibility; problem solving; and utilization of computer applications (i.e., spreadsheets).</p> <p>Ability to: coordinate activities and oversee the work tasks of assigned staff; able to manage and motivate staff; foster a team approach in the day-to-day operations; delegate tasks; be able to confer with a variety of people from all demographics; develop and maintain effective working relationships with co-workers, supervisors, clients, tenants, and the general public; juggle multiple priorities effectively; prepare and maintain accurate documentation and follow verbal and/or written instructions; must possess excellent verbal communication and writing skills; ability to make sound judgment in the absence of direct instructions.</p> <p>EQUIPMENT OPERATED:</p> <p>The following are examples only and are not intended to be all inclusive. Ability to operate motor vehicles, personal computer and standard office equipment.</p> <p>INHERENTLY HAZARDOUS OR PHYSICALLY DEMANDING WORKING CONDITIONS:</p> <p>May be required to work in inclement weather conditions. May be required to stand for extended periods of time. Working hours may be adjusted to meet the needs of the County, Facilities Department, or due to campus events. Required to be available for after hours on-call activities</p>
