<p>Position: Service Manager</p> <p>Range: $34.00 to $36.00 per hour, based on experience</p> <p>Reports to: Community Manager</p> <p>Location: SW Washington, DC</p> <p>The UIP Companies, Inc. (UIP), is currently sourcing for a Service Manager, serving properties in Washington, DC, responsible for overseeing the maintenance function, managing the Service Technicians, and performing regular and emergency maintenance, including maintaining equipment and machinery. Reporting to the Community Manager, the Service Manager ensures the safety and satisfaction of our residents, and protection of our assets for our investors, through proactive and responsive maintenance and customer service, and careful budget management. Universal HVAC Certification required</p> <p>Hours of work: 9am to 6pm, Monday to Friday; some weekends, as necessary; on call every third week</p> <p>Responsibilities</p> <ul> <li>Manage work requirements of the Service Technicians </li><li>Receive work orders from the Service or Community Manager, attending to each in an efficient(s) and assign accordingly, attending to each in an efficient and timely manner </li><li>Oversee work performed by vendors and outside contractors </li><li>Diagnose and perform ad hoc minor and routine maintenance/repair in a timely and professional manner </li><li>Maintain company tools and equipment </li><li>Perform building and common area upkeep on a daily basis and weekly cleanup of maintenance and storage rooms </li><li>Alert the Community Manager of any unusual occurrences or damage observed </li><li>Perform snow removal and de-icing at the property as needed </li><li>Assist with other projects and duties as necessary </li><li>Perform effective emergency maintenance after hours as required </li><li>Maintain a professional and courteous manner towards residents, vendors, and other employees </li><li>Perform other projects and duties as requested </li></ul> <p>Qualifications</p> <ul> <li>High School diploma or GED </li><li>Proven experience in property maintenance including 2-3 years in an Assistant Service Manager role managing other maintenance technician </li><li>Universal HVAC Certification required </li><li>General apartment maintenance experience </li><li>Skilled in diagnosing and solving maintenance issues </li><li>Knowledge of plumbing, electrical, drywall repair, painting, appliance repair, grounds keeping, cleaning/housekeeping, and snow removal </li><li>Knowledgeable and skilled in the safe use and maintenance of related tools and equipment </li><li>Proven ability to effectively manage a small maintenance team </li><li>Excellent customer service to residents and vendors and ability to communicate clearly and effectively with residents, vendors, and team members </li><li>Strong organization and time management skills with the proven ability to work and deliver without direct supervision </li><li>Ability to work well under pressure, follow up and follow through, and effectively handle emergency and pressure-sensitive situations </li><li>Must regularly lift and/or move up to 50 pounds, and occasionally lift/move up to 100 pounds </li><li>Must have dependable vehicle to transport tools and equipment to job sites, proof of liability insurance, and a valid drivers license </li></ul> <p>The UIP Companies, Inc, is an Equal Opportunity Employer.
