<p>Summary: The Resident Qualification Specialist plays a vital role in driving the company's leasing success and occupancy goals by reviewing, verifying, and determining the eligibility of rental applicants. This position directly impacts our ability to maintain low delinquency, uphold fair housing compliance, and prevent fraudulent move-ins. The Specialist collaborates with customers, on-site and remote teams, and third-party screening partners to ensure every applicant is evaluated accurately and fairly.</p> <p>This role requires a detail-oriented mindset, analytical thinking, and a collaborative approach. It also demands strong communication skills, a proactive mindset, and a clear commitment to compliance and customer service.</p> <p>This role's core mission is to uphold resident qualification standards that safeguard our communities while creating a fair and efficient experience for every applicant.</p> <p>Essential Duties: Application Review & Decision-Making</p> <p>Evaluate rental applications using internal qualification criteria and third-party screening tools (e.g., Yardi, TransUnion). Detect and investigate inconsistencies or red flags in applicant documentation, including income, employment, rental history, and identity verification. Maintain accurate and thorough documentation of manual application decisions to ensure compliance and audit readiness. Recommend updates to resident qualification standards based on observed trends in delinquency, fraud, or market conditions. Triage and resolve screening-related escalations submitted through the company's internal ticketing system, providing centralized support to all communities across the portfolio.</p> <p>Collaboration & Stakeholder Support</p> <p>Serve as a primary point of contact for customers, on-site and remote operations teams, and third-party screening providers regarding application decisions and qualification guidelines. Support training initiatives for internal teams related to application review, fraud prevention, and compliance requirements. Coordinate with cross-functional teams including Risk, Legal, and Leasing to ensure alignment with policies and procedures.</p> <p>Compliance, Reporting & Process Improvement</p> <p>Ensure adherence to Fair Housing, FCRA, and internal screening policies in all aspects of the application review process. Assist in compiling and analyzing reports on application outcomes, approval/denial rates, fraud mitigation effectiveness, and other key metrics. Maintain confidentiality of applicant data and screening outcomes Monitor and strive to improve performance across key indicators, including:</p> <p>Application turnaround time Fraudulent application detection rate Delinquency rate of newly approved residents Manual review decision accuracy Compliance audit results Satisfaction of internal stakeholders (leasing, legal, risk)</p> <p>Additional Duties: Tasks or duties not outlined in this job description may be required to contribute to the organization's success and efficiency.</p> <p>Qualifications: Reasonable accommodation may be arranged to facilitate individuals with disabilities in fulfilling the essential duties of this role. Education and/or Experience: Required</p> <p>2+ years of experience in multifamily housing, leasing, or application screening Proficiency with property management platforms (Yardi, RentCafe, Funnel, RealPage, etc.) Working knowledge of Fair Housing and FCRA regulations</p> <p>Preferred:</p> <p>Experience in fraud prevention within housing or financial services Background in compliance, risk management, or auditing Familiarity with third-party screening services (e.g., TransUnion, Experian, Certn, Snappt)</p> <p>Physical Requirements:This role requires prolonged periods of sitting at a desk and working on a computer. Occasional standing, walking, and lifting. Occasional travel for training or team meetings as needed.</p> <p>Work Environment:The noise level in the work environment is moderate and typical of a professional office setting.
