Do you thrive at guiding multidisciplinary teams, building trusted client partnerships, and delivering projects from early site evaluation through design, permitting, and construction?</p> <p>CHA Consulting, Inc. is seeking a Sr. Project Manager - Land Development to join our Land Development Team in Cary, NC; Charlotte, NC; Columbia, SC; or Richmond, VA. This is a senior level leadership role for a proven project manager and business developer who is ready to grow client relationships, lead complex projects, and help expand CHA's presence across the Southeast.</p> <p>As a Senior Project Manager at CHA, you will lead land development projects from pursuit through delivery-ensuring they are executed on time, within scope, and on budget-while maintaining a strong focus on client satisfaction and financial performance. Approximately 50% of this role is dedicated to business development, including leveraging existing client relationships, pursuing new opportunities, and driving repeat work.</p> <p>This position is ideal for a professional who combines technical expertise with strong client-facing and leadership skills and is motivated by growing both projects and people.</p> <p>What You'll Do:</p> <ul> <li>Lead and deliver land development projects, managing scope, schedule, budget, risk, and quality </li><li>Serve as a trusted advisor to clients, building long-term relationships and expanding client accounts </li><li>Actively pursue new business by leveraging an established professional network, identifying leads, and executing client pursuit strategies </li><li>Prepare and oversee proposals, project plans, extra work authorizations, and project closeout documentation </li><li>Manage project financials, including budgets, forecasts, billing, and cash flow </li><li>Interpret and administer client contracts and ensure compliance with contractual requirements </li><li>Collaborate across disciplines and offices to deliver integrated solutions </li><li>Mentor and motivate team members while fostering strong internal relationships </li><li>Represent CHA through networking, industry involvement, and client engagement </li></ul> <p>What You Bring:</p> <ul> <li>Bachelor's Degree in related technical field required </li><li>Minimum of11 years of professional experience, including 8 years of project management experience required </li><li>Professional Engineer (PE) or Registered Landscape Architect (RLA) license required </li><li>Demonstrated success expanding client bases, winning pursuits, and driving revenue growth </li><li>An established network of clients capable of generating new business opportunities </li><li>Strong experience managing client relationships and complex, multi-project workloads </li><li>Proven ability to prepare proposals, manage project development, and support organizational growth goals </li><li>Solid understanding of project accounting, including budgeting, forecasting, and cash management </li><li>Proficiency with AutoCAD/Civil 3D and the Microsoft Office Suite </li><li>Excellent communication skills with the ability to influence and adapt to diverse audiences </li><li>Strong problem-solving skills, sound judgment, and the ability to work independently </li><li>Willingness and ability to travel as needed </li></ul> <p>Why You'll Love It Here:</p> <ul> <li>Lead impactful land development projects that shape communities while balancing environmental, regulatory, and stakeholder considerations </li><li>Strengthen your leadership and project management skills within a collaborative, multidisciplinary environment </li><li>Flexible work environment with opportunities for local and occasional travel </li></ul> <p>Curious about the impactful work our Land Development team is doing?
