We offer unmatched benefits and competitive wages in a stimulating and rewarding environment.</p> <p>.</p> <p>Salary Range: $72,678 - $92,664</p> <p>Essential Job Functions:</p> <p>(Duties listed are not intended to be all inclusive nor to limit duties that might reasonably be assigned.)</p> <ul> <li> <p>Manages facility operation and maintenance activities by preparing estimates, schedules, plans, and scopes of work for facility related projects.</p> </li><li> <p>Monitors the progress of facility projects by communicating updates, performing inspections of work progress, and documenting infrastructure conditions for future projects.</p> </li><li> <p>Supervises all Facilities Maintenance staff, including the assignment and closing of work orders and inspections in the EAM.</p> </li><li> <p>Manages outside vendors/contractors who perform new construction, renovations, preventive maintenance, custodial and landscaping services, and repairs in the areas of plumbing, carpentry, masonry, painting, HVAC, electrical and mechanical systems.</p> </li><li> <p>Establishes priorities and adjusts schedules to complete facility work orders while ensuring facilities meet environmental regulations, city codes, and NFPA (National Fire Protection Association) compliance.</p> </li><li> <p>Coordinates all work with internal customers from all HRT departments and facility locations.</p> </li><li> <p>Assists in Ferry Boat maintenance at the discretion of the Director.</p> </li><li> <p>Reviews and evaluates bids from vendors, contractors, and engineering firms; monitors contractors' work; updates as-built drawings as necessary.</p> </li><li> <p>Assigns and monitors the work of employees, trains workers, counsels, and disciplines workers.</p> </li><li> <p>Maintains operating and administrative records and reports.</p> </li><li> <p>Implements and manages preventive maintenance program and State of Good Repair on all facility assets in support of HRT's Transit Asset Management (TAM) Plan.</p> </li><li> <p>Assists in identifying and prioritizing Facilities capital projects.</p> </li><li> <p>Provides appropriate formal and On-The-Job (OJT) training for staff.</p> </li><li> <p>Manage records created and received in compliance with the Hampton Roads Transit Records Management Policies and Procedures.</p> </li><li> <p>Prepare and/or coordinate with other departments any documentation required in support of the FTA triennial reviews, drug and alcohol audits, independent audits, state audits, EEO Program audit, etc.</p> </li><li> <p>All other duties as assigned.</p> </li></ul> <p>Required Knowledge, Abilities and Skills Essential to Job Functions:</p> <ul> <li> <p>General knowledge of electrical, mechanical, pneumatics, and hydraulic systems.</p> </li><li> <p>General knowledge of OSHA, environmental regulations, asset management, and preventative maintenance systems.</p> </li><li> <p>Ability to develop project plans and efficiently utilize personnel to accomplish projects and tasks.</p> </li></ul> <p>Required Software Knowledge and Skills Essential to Job Functions:</p> <p>Proficiency in using computer systems and the listed software applications associated with performance of assigned work is essential. Basic problem-solving skills associated with software applications used is expected. Software usage relevant to job duties will be evaluated.</p> <p>Software applications:</p> <p>Microsoft Office (Outlook, Word, Excel, PowerPoint, Access), financial management software (e.g., Peoplesoft, Dynamics 365, etc.), maintenance management software (e.g., Track-It, Trapeze, etc.), direct digital control software (e.g., Niagara by Chesapeake Control)</p> <p>Safety Responsibility:</p> <p>Perform all job duties and responsibilities in a safe manner to protect oneself, fellow employees, and the public from injury or harm. Ensure all employees and contractors are properly trained and understand all rules, safety policies, and procedures to perform their work functions safely. Promote safety awareness by attending safety committee meetings and adhering to all safety procedures and policies. Actively conduct workplace hazard analyses for all employees to maintain a safe work environment. Encourage employee safety reporting program and communication of hazards to the Safety Department. Responsible for the timely mitigation of all unacceptable and undesirable safety risks. Accountable for safety performance within their functional area and achieving the agency's safety goals.</p> <p>Qualifications:</p> <p>Training and/or Education:</p> <p>Work requires broad knowledge in a general professional or technical field. Knowledge is normally acquired through four years of college resulting in a bachelor's degree or equivalent.</p> <p>Plumbing, Electrical, HVAC, and/or Mechanical certification(s) preferred.</p> <p>Required Experience:</p> <p>Minimum of 5 years of facilities maintenance related work, including at least 3 years of Lead Facilities Mechanic (or equivalent) related work or facility/construction management.</p> <p>Licenses or Certificates:</p> <ul> <li> <p>Possess a valid Driver's License. Acquire a Virginia Driver's License within 60 days after the date of hire (in instances when an out of state license is not the applicant's current state of residence).</p> </li><li> <p>Plumbing, Electrical, HVAC, and/or Mechanical certification(s) preferred.</p> </li><li> <p>Project Management Professional recommended.</p> </li></ul> <p>Special Requirements:</p> <p>This position is classified as essential personnel.</p> <p>FLSA Status:</p> <p>Exempt</p> <p>Physical Demands:</p> <p>Work walking over rough, uneven, or rocky surfaces to inspect facilities. Must be able to lift and carry up to 50 lbs. and requires frequent bending, kneeling, climbing (ladders), and walking. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Duties may require some seasonal overtime.
