<p>Live-In Building Superintendent</p> <p>Location: Upper Manhattan, NY</p> <p>Salary: $90,000 - $120,000</p> <p>We are seeking an experienced Live-In Building Superintendent to oversee a large multifamily residential community in Upper Manhattan. This role requires strong leadership, deep technical expertise across multiple trades, and hands-on involvement in both daily operations and long-term capital/PACT renovation projects. The Superintendent must reside onsite and be available for emergency response.</p> <p>Key Responsibilities</p> <p>Maintenance & Daily Operations</p> <ul> <li>Lead and manage all building maintenance, repairs, and operational needs. </li><li>Develop and execute preventive maintenance schedules for all major systems. </li><li>Respond promptly to emergency situations and building issues. </li><li>Coordinate and oversee outside vendors and contractors. </li><li>Maintain inventory, equipment, and compliance with safety protocols. </li></ul> <p>Renovation Oversight</p> <ul> <li>Serve as the onsite liaison for renovation contractors and project teams. </li><li>Conduct daily walkthroughs to ensure work quality and adherence to safety and regulatory standards. </li><li>Assist with tenant communication, access scheduling, and renovation readiness. </li><li>Manage punch lists, track progress, and ensure timely completion of upgrades. </li></ul> <p>Technical Expertise</p> <ul> <li>Boilers: Preventive maintenance, repairs, and regulatory compliance. </li><li>Plumbing: Oversee replacements, repairs, and system diagnostics. </li><li>Electrical: Manage wiring, lighting, circuits, and safety compliance. </li><li>Carpentry: Repair and install doors, windows, framing, drywall, and finishes. </li><li>Troubleshoot and resolve HVAC, structural, and mechanical system issues. </li></ul> <p>Team Leadership</p> <ul> <li>Supervise maintenance staff including assistants, handymen, and porters. </li><li>Assign tasks, train team members, and conduct performance evaluations. </li><li>Promote a culture of safety, accountability, and resident-focused service. </li></ul> <p>Safety & Compliance</p> <ul> <li>Ensure adherence to OSHA, FDNY, HPD, DOB, REAC, HUD/HQS, and environmental regulations. </li><li>Maintain logs, inspection records, and compliance documentation. </li></ul> <p>Qualifications</p> <ul> <li>10+ years of building maintenance experience, including 5+ years in a supervisory role. </li><li>Strong knowledge of boilers, plumbing, electrical, carpentry, and HVAC systems. </li><li>Experience working in affordable housing or public housing environments is highly preferred. </li><li>Familiarity with PACT/NYCHA renovations and regulatory requirements. </li><li>Strong problem-solving, communication, and leadership skills. </li><li>Proficiency with maintenance management systems (Yardi a plus). </li><li>Must live onsite and be available for 24/7 emergency response. </li><li>Ability to lift 50 lbs and work in varying conditions. </li></ul> <p>#ZIPDH</p> <p>BGSF is an Equal Opportunity Employer.
