<p>Summary</p> <ul> <li>Located in St. Louis, Missouri* The Facilities Maintenance Coordinator/Technician is responsible for repairs and maintenance of credit union retail branches and/or corporate headquarters locations. Ensures all grounds and facilities are well-groomed, maintained, and safe for employees, member-customers, and tenants (if applicable). </li></ul> <p>Duties & Responsibilities</p> <ul> <li>Responsible for maintenance and safety of all buildings and grounds using preventive maintenance procedures and producing related documentation. </li><li>Performs basic engineering and maintenance tasks related to plumbing, electrical, HVAC, door hardware, card readers and systems furniture. </li><li>Secures appropriate outside resources as necessary. </li><li>Acquires bids, oversees service agreements, and monitors expenditures on repairs and maintenance services. </li><li>Reviews property-related invoices for completeness and payment. </li><li>Oversees repair projects and evaluates contractor work performance. </li><li>Coordinates with Manager, Corporate Properties, and other facility staff to ensure proper support is received at all credit union locations. </li><li>Works closely with branch management regarding service requests and regularly communicates status. </li><li>Conducts annual facility assessments and provides appropriate budget requirements for maintenance and repairs to management. </li><li>Provides monthly time-tracking report assigning effort to the appropriate building or project. </li><li>Promotes honest and open communication throughout the credit union. </li><li>Demonstrates behaviors that are consistent with the credit union's values, philosophies, and leadership characteristics. </li><li>Performs other duties as assigned. </li></ul> <p>Requirements</p> <ul> <li>Strong knowledge of commercial building systems, maintenance, repair as well as safety codes, rules and regulations regarding the operation of equipment, HVAC, plumbing and electrical systems. </li><li>Experience with electrical wiring and low voltage cabling. </li><li>Proficient with general plumbing repairs. </li><li>Ability to read architectural, mechanical, and electrical plan drawings. </li><li>Proficient with hand tools, common power tools, and fine measurement tools. </li><li>Proficient with laptop or tablet. </li><li>Ability to use a workorder software system such as ServiceNow. </li><li>Knowledge of and ability to use lighting control, energy management, building automation systems. </li><li>Strong interpersonal skills and an ability to communicate appropriately with vendors and employees. </li><li>High level of dependability/responsibility required. </li><li>Strong organizational skills required. Must be able to manage multiple projects simultaneously. </li><li>Ability to self-initiate and look for areas of opportunity, make recommendations for improvement, and follow up as necessary to achieve desired results. </li><li>Ability to communicate effectively verbally and in writing. </li><li>Ability to resolve interpersonal conflict and miscommunications. </li><li>Must have a valid driver's license and able to operate and maintain assigned motor vehicle safely, independently, and reliably. </li></ul> <p>Preferred Knowledge, Skills and Abilities:</p> <ul> <li>Journeyman plumber </li><li>Journeyman electrician </li></ul> <p>Education and Experience Requirements:</p> <ul> <li>High school diploma or equivalent </li><li>Five (5) year in maintenance-type work in an office and/or retail setting is required. </li></ul>
