<p>About PPL</p> <p>Project for Pride in Living (PPL) is a nonprofit organization dedicated to empowering low-income individuals and families to become self-reliant through integrated services in housing, employment, and education. When joining PPL, you become a part of a diverse team whose goal is to assist our residents and communities with the groundwork they need not only to survive but also to thrive.</p> <p>Position Summary</p> <p>The Portfolio Manager oversees a designated group of residential properties within PPL's affordable and supportive housing portfolio. This role ensures operational excellence, financial performance, and resident satisfaction while aligning with PPL's mission to empower individuals and strengthen communities.</p> <p>Essential Duties and Responsibilities:</p> <ul> <li>Manage day to day operations of assigned properties including marketing/leasing, rent collection and supervision of site staff </li><li>Ensure compliance with Housing Tax Credit and/or affordable housing regulatory programs </li><li>Budget design and control </li><li>Complete income certification and recertification of residents </li><li>Prepare monthly management and variance reports; prepare annual budget information </li><li>Coordinate maintenance and vendor readiness for agency inspections. </li><li>Monitor marketing, leasing and resident retention activities of the Site offices; make changes and improvements to marketing venues as needed </li><li>Monitor appearance and condition of properties - with input from the Regional Property Manager and the Facilities Manager - and assist Site Teams to achieve their occupancy and make-ready goals </li></ul> <p>Supervisory Responsibilities</p> <ul> <li>Supervision of assigned Property Managers, Assistant Managers, Resident Relations Assistant, Interns and/or Work-Study college students and Caretakers </li></ul> <p>Minimum Requirements</p> <ul> <li>Proficient in spreadsheet and property management software. </li><li>Financial analysis skills. </li><li>Knowledge of Property Management, budgeting, and financial reporting </li><li>Familiarity with low income housing funding mechanisms, including subsidy and compliance programs. </li><li>Must have a valid driver's license, a good driving record as determined by our insurance carrier, proof of insurance and access to reliable transportation. </li></ul> <p>Education and/or Experience</p> <ul> <li>Associate degree in Property Management, Real Estate Management or Accounting and/or demonstrated competence in managing properties and personnel. </li><li>5 - 7 years' experience in property management. </li><li>Or any combination of education and experience that provides equivalent knowledge, skills, and abilities to perform the job duties satisfactory. </li><li>Experience working with diverse and special needs populations; especially in the area of property management of supportive housing. </li></ul> <p>Hours</p> <ul> <li>Full time, 40 hours per week; Exempt </li></ul> <p>Benefits</p> <ul> <li>Health & Dental Insurance </li><li>Employer-Paid Short & Long-Term Disability & Life Insurance </li><li>Paid Parental Leave </li><li>HSA or FSA Options </li><li>PTO & Paid Holidays </li><li>403(b) Retirement Plan with Employer Match </li><li>Summer Half-Day Fridays (Memorial Day-Labor Day) </li><li>Meaningful work that impacts lives </li></ul> <p>Pay</p> <p>$64,000-$69,000 annually DOQ</p> <p>Project for Pride in Living, Inc. is an Equal Opportunity Employer.
