We are looking for a Land Development Manager to join our team in the Charlotte, North Carolina metro area. Smith Douglas Homes is proud to offer a competitive benefits package to our employees as well as a family type work environment.</p> <p>Position Summary:</p> <p>The Land Development Manager is responsible for providing field and administrative support in managing all aspects of land development projects.</p> <p>What you'll do:</p> <ul> <li>Provide oversight of the construction of the entrance monuments, lots, amenities and associated infrastructure including roads, drainage, water, sewer, landscaping and dry utilities. Assist with amenity, landscaping and entrance monument budgets and permitting. </li><li>Help create and manage Land Development budgets. </li><li>Provide ongoing management and oversight of all phases of land development work to ensure finished lots are completed on-time, on-budget and to company standards. </li><li>Regularly review all active development projects to verify work in progress and contractor activity. </li><li>Monitor development activities on lot purchase deals and ensure compliance with the terms of purchase agreement. Complete lot acceptance check list prior to closing on lots. </li><li>Inspect finished lots for completion and manage formal turn over to the Construction Team. </li><li>Help to ensure that all active construction sites comply with regulatory and safety requirements of jurisdictional agencies and company policy by enforcing OSHA safety requirements; traffic and dust control standards; and ensuring erosion control compliance. </li><li>Coordinate with entitlements, civil engineers, and jurisdictional agencies. </li><li>Coordinate the inspection process with site contractors and municipal/utility inspectors. </li><li>Interact daily with various departments of the company, field personnel, site contractors, subcontractors, field consultants, and jurisdictional agency representatives. </li><li>Update Sales and Construction teams regarding any schedule changes. </li><li>Assist with the maintenance of land development project files and records. </li><li>Assist with community start-up and turnover to Sales and Construction. </li><li>Assist with community close out to ensure timely bond release. </li><li>Assist with payment processing, budget tracking and accounting procedures. </li><li>Coordinate with third-party SWPPP & NPDES project requirements, site inspections and recommended repairs. </li></ul> <p>Minimum Job Requirements:</p> <p>Education: 2-4 Year College degree (preferred)</p> <p>Experience:</p> <ul> <li>Minimum of 3 years of related experience. </li><li>Experience in homebuilding industry a plus with an emphasis on grading, site utility work, and roadway construction. </li><li>Experience with land planning or civil engineering also considered. </li><li>Project estimating experience a plus. </li><li>Knowledge of local, state, and federal codes associated with residential development. </li><li>Ability to read and interpret civil engineering plans, plat maps and contracts. </li></ul> <p>About Smith Douglas Homes:</p> <p>Smith Douglas was recently recognized by Builder Magazine as the 32nd largest builder in the Builder Top 100 Rankings.
