<p>PURPOSE OF JOB AND ESSENTIAL FUNCTIONS</p> <p>Perform various maintenance duties necessary to maintain and enhance the property. Assists in repairs and improvements of occupied and vacant apartments, as well as the general maintenance and upkeep of buildings, grounds and equipment.</p> <p>PRIMARY RESPONSIBILITES.</p> <ul> <li>Responsible for daily repair and upkeep of the property as needed. </li><li>Perform power washing, unit paint & turns, groundskeeping, and other work as needed. </li><li>Responsible for maintaining clean grounds and common areas. </li><li>Prepares or assists in the preparation of vacant units for occupancy. </li><li>Responsible for the care, maintenance and inventory of all supplies and equipment owned by the company. Always follow manufacturer's guidelines when using or servicing each piece of equipment. </li><li>Report unusual or extraordinary circumstances regarding the property or residents to the Property Manager. </li><li>Perform all job-related duties as assigned by supervisor. </li><li>Maintain regular and predictable attendance. Some weekend, evening, and on-call shifts may be required. </li></ul> <p>KNOWLEDGE, SKILL AND ABILITIES</p> <ul> <li>High school diploma or equivalent required. Trade school or military training a plus. </li><li>High level of professionalism and enthusiasm, as well as an evident customer service attitude. </li><li>Ability to manage multiple tasks concurrently. </li><li>Strong interpersonal, communication, organizational, problem solving and time management skills. </li></ul> <p>PHYSICAL DEMANDS/WORKING CONDITIONS/ENVIRONMENT</p> <ul> <li>Capable of working long days on a frequent basis. </li><li>Capable of pushing, pulling or lifting up to 50 lbs. </li><li>Occasionally required to climb, kneel, crouch, bend, reach or crawl. </li><li>Additional physical demands include: being outside/walking across property in various weather conditions, on feet for an extended period of time, walking up and down stairs, climbing ladder and perform duties that require manual dexterity. </li><li>Occasionally exposed to fumes, chemicals, </li></ul>
