<p>Advance your maintenance career with Morgan Properties- Where Growth and Opportunity Await!</p> <p>Now hiring an Assistant Service Manager!</p> <p>We are seeking an Assistant Service Manager with a "Whatever It Takes" approach to join our team! In this full-time role, you will be responsible for ensuring that the physical aspects of this 468 Unit community meet both company standards and applicable laws.</p> <p>As the Assistant Service Manager, you will help to:</p> <p>Manage, develop, and mentor the team in diagnosing problems and making repairs.</p> <p>Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.</p> <p>Be Accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on-site emergencies.</p> <p>Manage and organize inventory of all maintenance materials.</p> <p>Establish an on-call schedule, preventive maintenance schedule, make ready schedule and general work order schedule for team.</p> <p>Regularly inspect community buildings, including vacant units.</p> <p>Complete tasks assigned by the Service Manager.</p> <p>Compensation & Incentives</p> <p>Base Pay: $23.00- $25.00</p> <p>Up to 50% Rent Discount</p> <p>Property Staff Shared Renewal Commissions</p> <p>Morgan Essentials: $300 quarterly</p> <p>On-Call Appreciation: $15/day for holding the on-call phone</p> <p>Medical, Dental, and Vision Benefits</p> <p>401(k) Retirement Plan with Company Match</p> <p>Generous Paid Time Off, including 10 holidays per year and sick leave</p> <p>Hours & Schedule</p> <p>Monday - Friday: 8:00 AM- 5:00 PM</p> <p>Paid rotating on-call participation required</p> <p>Must be available and prepared for emergency events</p> <ul> <li>Schedule subject to change based on business need </li></ul> <p>What we'll expect from you:</p> <p>Active and valid driver's license and personal vehicle.</p> <p>HVAC/EPA/CFC Certification preferred.</p> <p>One-year certificate, 2-4 years of related experience, or equivalent education and experience.</p>
