We are here to help our customers realize success, own homes they love, and create more opportunities for them down the road.</p> <p>What will you do in this role?</p> <ul> <li>Perform comprehensive and thorough feasibility analysis and due diligence for new acquisitions. Support the preparation of underwriting packages with conclusions and recommendations. </li><li>Contract management of development agreements, consulting and other agreements. </li><li>Manage the entire entitlement process and related consultants on multiple projects to deliver homesites on schedule and within approved budgets in support of the Division's business plan. </li><li>Project based business planning and management, including development projections and budget forecasting and management. </li><li>Leadership, guidance and management of the Entitlement Manager within the department. </li><li>Coordination and management of community operations including HOA and Metro District establishment and management. </li><li>Maintain and enhance ongoing relationships with local jurisdictions, school districts, builder partners, developers, etc. </li><li>Support the Division President in operations and exhibit effective leadership on activities within the Division and with Corporate. </li></ul> <p>You Have:</p> <ul> <li>Education - Bachelor's degree in related field. MBA or MRED degree preferred. </li><li>7 to 10 years of experience in land acquisition and entitlement (residential experience preferred). </li><li>Home Building experience beneficial </li><li>Self-starter and results oriented. Must be very well organized. Excellent verbal and written skills </li><li>Ability to multi-task and problem solve. </li><li>Strong understanding of the entire entitlement, development and construction process. </li><li>Strengths in forecasting, budgeting, scheduling, and business planning. </li><li>Excellent relationship management skills and exceptional interpersonal skills. Government relations, school districts, metro districts, public stakeholders' landowners and developers. </li><li>Must be able to effectively manage a team of direct reports and outside consultants. </li><li>Must be able to display leadership skills within the Division in support of total operational goals </li></ul> <p>Results:</p> <ul> <li>Execute all activities in coordination with other Denver departments and outside consultants to achieve business plan key performance indicators. On time and on budget delivery of new acquisitions and entitlement projects. </li><li>Cultivate and maintain strong relationships with public agencies. </li><li>Management and ownership of the entire process </li></ul> <p>You Might Also Have:</p> <ul> <li>Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards. </li><li>Ability to maintain regular, punctual in person attendance consistent with the ADA, FMLA, and other federal, state, and local standards. </li><li>Must be able to lift and carry up to 25 pounds. </li><li>Must be able to talk, listen and speak clearly. </li></ul> <p>Benefits & Perks</p> <ul> <li>Comprehensive benefits package includes Medical, Dental, Vision, FSA accounts, 401K, Life Insurance, Short Term Disability, Long Term Disability, and EAP. </li><li>Time Off benefits include Vacation, Sick, Holiday, Bereavement, Jury Duty, FMLA, refresh, floating holidays, and parental leave. </li><li>Home purchase discount. </li><li>Tuition Reimbursement. </li><li>Expected Salary: $120,000-$145,000 base salary - This position is eligible for additional performance incentives through quarterly bonus opportunities.
