As part of the Carolinas Division, you'll experience a collaborative, high-performing team that is committed to excellence in every aspect of residential development.</p> <p>Position Summary</p> <p>The Land Acquisition Intern will support the Carolinas Land team in researching, evaluating, and tracking land opportunities for future residential communities. This role offers meaningful, hands-on experience in the early stages of homebuilding-from market research and competitive analysis to financial modeling and due diligence.</p> <p>This internship is ideal for students interested in real estate development, land planning, finance, or the homebuilding industry.</p> <p>What You'll Do</p> <p>Market Research & Land Opportunity Tracking</p> <ul> <li>Research local real estate markets, demographics, and competitive communities. </li><li>Track active land listings and potential opportunities in MLS and brokerage channels. </li><li>Prepare market snapshots and mapping summaries for the Land team. </li></ul> <p>Financial & Deal Analysis</p> <ul> <li>Assist in building and updating land acquisition pro formas. </li><li>Review comparable land sales to support valuation and negotiation recommendations. </li><li>Help analyze development costs, sales absorption, and financial feasibility. </li></ul> <p>Due Diligence & Entitlement Support</p> <ul> <li>Participate in due diligence efforts, including zoning research, environmental review, and utility availability. </li><li>Coordinate with municipalities, consultants, and internal teams as needed. </li><li>Help maintain due diligence checklists and project files. </li></ul> <p>Reporting & Documentation</p> <ul> <li>Prepare memos, presentations, and reports for internal meetings. </li><li>Maintain organized records of land opportunities, maps, and research findings. </li><li>Update departmental spreadsheets, trackers, and acquisition logs. </li></ul> <p>What You Bring</p> <ul> <li>Currently pursuing a degree in Real Estate, Business, Finance, Urban Planning, Geography, Civil Engineering, or a related field. </li><li>Strong analytical and research skills. </li><li>Proficient in Microsoft Excel, Word, and PowerPoint. </li><li>Familiarity with GIS or mapping tools is a plus. </li><li>Excellent communication and organizational abilities. </li><li>Interest in land acquisition, development, or the homebuilding industry. </li><li>Ability to work independently while supporting a team environment. </li></ul> <p>What You'll Gain</p> <ul> <li>Exposure to the full land acquisition and evaluation process within a leading homebuilder. </li><li>Real-world experience with financial modeling, market analysis, and due diligence. </li><li>Opportunities to join site visits, consultant meetings, and municipal discussions. </li><li>Mentoring and feedback from experienced Land and Development professionals. </li><li>A portfolio of meaningful project work to support future career goals. </li></ul> <p>Work Environment</p> <ul> <li>This role includes office work with occasional field visits to potential sites and existing communities.
