<p>JOB SUMMARY</p> <p>Performs a variety of mortgage loan servicing and clerical tasks to support regulatory compliance and the maintenance of mortgage records. Consistently provides outstanding and professional financial services. Exceeds customer expectations and expands financial relationships by actively selling and cross selling quality banking products and services to individual, family and business customers.</p> <p>ESSENTIAL FUNCTIONS - Listed below are some of the essential functions to carry out this job.</p> <p>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.</p> <p>The Post Closing /HMDA Quality Assurance Specialist is responsible for assisting in the oversight of regulatory compliance of all areas of Post-Closing and HMDA. Working in conjunction with the VP Loan Servicing Operations Officer in developing an internal quality assurance auditing program and after identifying areas of concern, the Post Closing/HMDA Quality Assurance Specialist will assist in creating a subsequent training program to enhance post-closing and create efficiencies in loan audits, loan funding, post-closing and servicing.</p> <p>Post-Closing</p> <ul> <li>Assist the VP Loan Servicing Operations Officer in developing an internal pre-funding and post-closing Quality Assurance review process identifying adherence to department procedures, bank policies, regulatory compliance and investor guidelines. The Quality Assurance review process should identify the root causes of process deficiencies and provide solutions to staff and management to ensure elimination of errors through pre-funding to post-closing. </li><li>Assist in developing training and daily workflow enhancements for all loan boarders. Ensuring accuracy and organization of all original documents and executed reports, and reviewing ways to improve the efficiency of loan boarding in support of Post-Closing while adhering to company policy and procedures. </li><li>Performs mortgage file post-closing review in support of regulatory compliance. Verifies the accuracy of all legal documents, origination and closing documents as outlined on the Mortgage Compliance Checklist as well as the Post Closing Checklist. The Post Closer will be responsible to verify the accuracy of all mortgage loans entered into the core system. </li><li>Post-closing review of consumer loans and commercial loans. To include maintaining tracking for auto loan titles, sending titles to the registry to add the lien holder, and exchange or refund of funds collected for titles. The Post Closer will be responsible for the verification of adequate insurance and insurance tracking as necessary. They will also prepare the monthly documentation for single interest insurance reporting. </li></ul> <p>HMDA</p> <ul> <li>Collect, validate, and analyze loan data to ensure compliance with HMDA reporting requirements. </li><li>Enter data into appropriate reporting software and verify the accuracy of the information in the reporting software. </li><li>Review data entry of fellow team members to ensure accuracy through second review process. </li><li>Ensure HMDA data is complete and 100% accurate prior to the annual LAR submission. </li><li>Collaborate on, and work to facilitate, HMDA process improvements. </li><li>Collaborate as needed with other mortgage department employees and other bank departments as it pertains to HMDA. </li><li>Participate in the design and development of HMDA procedures, processes, controls, and training programs. </li><li>Participate in HMDA audits and assessments. </li><li>Research and resolve HMDA exceptions identified. </li><li>Ensure the data in the New Loan Origination reports and the Non Originated loan reports are accurate. </li><li>Develop a targeted review for specific HMDA data points. </li><li>Assist with the creation of an internal audit process by choosing a random loan selection for the pre-funding and post-closing quality control reviews in accordance with department policies. </li><li>Complete assigned work within deadlines to ensure efficiency and meet compliance reporting dates. </li><li>Identify job-specific training classes and set up the training room and invite specific attendees. </li><li>Complete annual training as assigned, as required of all bank employees, in a timely manner </li><li>Responsible for compliance within area of responsibility </li><li>Performs all other related duties as necessary </li></ul> <p>Additional responsibilities:</p> <ul> <li>Prepare Monthly HELOC Review Report for Loan Committee ensuring values, mortgage balances and lates are updated and LTV's and </li><li>CLTV's are within the appropriate percentages. Make recommendations through comments outlining which HELOC's require partial or full reduction. </li><li>FNMA Funding is performed and converts loans to be sold to a purchased FNMA funded loan upon receipt of a purchase advice and wire from FNMA. </li><li>HELOC Draw Expiration conversion remove the ability to make advances to an amortizing HELOC with disabled line. </li><li>Provide support to the Loan Servicing Operations Officer with all aspects of Compliance, Servicing and HMDA audits. </li><li>Continue to provide daily customer service through phone calls or email requests. </li><li>Provide backup for the quarterly audit of passbook loans held for collateral. </li><li>Provide backup for all commercial loans secured by real estate will require tax service setup to monitor for non-payment of real estate taxes. </li><li>Provide backup for monthly rate change review, maintenance and mailings. </li><li>Provide ongoing backup for review of account maintenance for the department. </li><li>Provide back up for the recalculation and preparation of new annual ARM Program Disclosures and Equity Line Disclosures. </li><li>Provide backup for FNMA reconciliation in the absence of the VP Loan Servicing Operations Officer. </li></ul> <p>SUPERVISORY RESPONSIBILITIES - None</p> <p>QUALIFICATIONS, EDUCATION REQUIREMENTS AND PREFERRED SKILLS</p> <p>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.</p> <ul> <li>High School diploma or equivalent. </li><li>Minimum of 2 years of experience in loan post-closing and HMDA quality assurance role. </li><li>Strong understanding of lending processes, including post-closing documentation and regulatory compliance. </li><li>Knowledge of HMDA regulations and experience with HMDA reporting preferred. </li><li>Excellent attention to detail and ability to identify discrepancies and compliance issues. </li><li>Ability to work independently and accurately in a fast paced environment. </li><li>Proficiency with keyboarding and Microsoft Office applications, particularly Outlook, Excel, and Word. </li><li>Experience with loan origination systems, particularly Finastra Mortgagebot LOS, HMDA software QuestSoft, highly desired. </li><li>Excellent customer service and organizational skills. </li><li>Ability to read and interpret documents such as memos, loan documents, disclosures, training manuals, help screens and policy and procedure manuals. </li><li>Ability to communicate effectively with colleagues and customers of the Bank. </li></ul> <p>WORKING CONDITIONS</p> <p>The work environment characteristics described here are representative of those the employee encounters while performing the essential functions of this job.</p> <p>Physical Demands</p> <p>The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
