<p>Position: Building Service Worker Supervisor Reports To: Building Principal and Director of Facilities Position Description: The building service supervisor has a breadth of knowledge of cleaning materials and methods and their proper use. Duties include supervising and assisting the principal/facilities manager in evaluating building service workers, cleaning all aspects of a school building, the appropriate operation and maintenance of equipment and the ability to interact positively with students, staff, colleagues and community members. The building services supervisor will have a basic knowledge of the trades including plumbing, electrical, and carpentry and the ability to understand and follow oral and written instructions including the ability to follow instructions and labels on cleaning supplies and equipment. Computer skills are also required. The building service supervisor must be able to follow all applicable safety regulations, school procedures and perform appropriate preventive maintenance on buildings and equipment. Major Responsibilities:</p> <ul> <li>Supervises building service workers. Communicates frequently with the principal and the director of facilities. </li><li>Cleans assigned areas using cleaning products, hand tools, floor buffers, shampooers, vacuum cleaners and other equipment required to perform assigned duties. Performs scheduled duties such as sweeping floors and stairways, washing, waxing, polishing, cleaning and dusting furniture, emptying waste containers including recycle bins, and cleaning and restocking restrooms. Washes walls, woodwork, furniture, floors and metalwork. Sweeps walkways, steps and removes litter from grounds. Works on heavy cleanups and improvement projects during school vacations. All items are preformed in accordance with schedules agreed to by the school principal and approved by the facilities director. </li><li>Uses proper sanitary precautions when handling trash, cleaning solvents and other potential bio-hazards. </li><li>Performs routine building maintenance activities such as checking boilers, changing unit ventilator filters, replacing light bulbs, clearing snow and ice from stairs and walkways, fixing broken furniture, replacing ceiling tiles and performing other minor repairs. </li><li>Coordinates custodial and routine maintenance services with the manager of facilities. Participates in reviewing custodial and general maintenance issues along with capital improvement projects in determining needs. </li><li>Receives deliveries such as furniture, paper and other supplies, assemble furniture, deliver supplies throughout building. </li><li>Receives and stores cleaning solvents and related janitorial supplies in appropriate containers and storage environments. </li><li>Inspects and maintains assigned equipment and small tools for proper operating condition. </li><li>Inspects all areas of the building to ensure work done by subordinates is in accordance with the standard of cleanliness for the Concord Public Schools/Concord-Carlisle Regional School District and points out areas that need improvement when necessary. Performs periodic inspections of building and grounds for fire hazards, maintenance needs and adequate performance of building service staff. </li><li>Leads and instructs building services workers in the execution of their duties. Assign duties and work schedules to subordinates. Organizes the work of other building service workers to ensure efficient and economical use of time, equipment and materials. Schedules building service workers' overtime, vacation time and coverage. Prioritizes workloads to meet staffing limits. </li><li>Ensures that duties are performed in accordance with applicable safety regulations and school procedures. </li><li>Exercises leadership skills and good judgment in supervision of subordinates and interaction with building occupants, including staff, visitors, students and/or the general public. </li><li>Provides basic information to the public regarding locations and events in the building. </li><li>Moves and sets up furniture for sports, meetings and other functions. Arranges and cleans facilities after meetings. Assists with special activities that occur during the shift. </li><li>Acts as the liaison between the principal and the school maintenance department, reporting all requests for maintenance services electronically. Works closely with the Town of Concord fire, police and building departments to ensure that the building is in compliance with all state and federal laws. </li><li>Keeps the building principal and the director of facilities informed of any safety issues or emergencies that should arise. Takes whatever measures necessary in the event of emergencies to safeguard students and school property. </li><li>Provides routine security of facility, checks that windows and doors are locked, and sets security alarm when leaving facility. </li><li>Must be available to respond to weekend building checks when applicable, coverage of weekend events when necessary and after-hour emergencies. </li><li>Assists with the employment process of building service workers including interviewing supervising and performance reviews. </li><li>Assists with establishing and maintaining standards and quality controls for building service employees and work areas. </li><li>Responsible for learning and effectively utilizing software for building energy management systems. </li><li>Performs similar or related work as required, directed, or as situation dictates. </li><li>All other duties as assigned. </li></ul>
