<p>Overview</p> <p>CubeSmart is currently seeking a Senior Facility Services Manager to join the Facilities team. The Senior Facilities Manager is responsible for overseeing the day-to-day activities and strategic management of facilities within the assigned market, which includes up to 600+ stores.</p> <p>Who we are:</p> <p>At CubeSmart, we're intentional about culture. The CubeSmart team is made up of people who have a can-do attitude, are committed to their own success and the success of the company, and lead by example.</p> <p>If this sounds like a team and culture that matches your personal values and motivations, we want to hear from you.</p> <p>Responsibilities</p> <p>The Senior Facilities Manager is responsible for overseeing the day-to-day activities and strategic management of facilities within the assigned market, which includes up to 600+ stores. This role requires strong leadership skills to guide and develop a team, ensuring efficient and effective facilities operations. The Senior Facilities Manager will work closely with peers, various departments, and all levels of management to align facilities management with organizational goals and objectives. The role demands the development of strong partnerships and relationships with the operations team, ensuring commitment to communication and collaboration.</p> <p>Team Leadership and Development:</p> <ul> <li>Lead and manage a team of regional Facility Service Managers responsible for the maintenance, safety, and functionality of all facilities within the assigned market. </li><li>Participate in determining additional personnel needs, including interviews and hiring new FSMs. </li><li>Responsible for the professional development of the Facility Management team, creating goals and development plans for all teammates. </li><li>Provide ongoing team discussions, one-on-one training, and development through timely performance and goal feedback. </li><li>Create and deliver annual reviews and performance improvement plans. </li></ul> <p>Operational Management:</p> <ul> <li>Ensure stores are maintained to company standards. </li><li>Solicit bids, review, and negotiate large national or regional maintenance contracts adhering to budget restrictions and guidelines. Obtain additional authorization as required. </li><li>Provide expertise and guidance for District Managers and Divisional Vice Presidents on highly technical issues, project resolution, emergency response, and preparedness. </li><li>Oversee the team to ensure proper levels of supervision for outside contractors, confirming regular site visits and adherence to company standards and contract requirements. </li></ul> <p>Financial Management:</p> <ul> <li>Perform a monthly check of all Capital and R&M financial reporting. Confirm spend is in line with cost to manage budgets and identify areas of opportunity. Adjust and control spending as required. </li><li>Track the monthly spend and maintenance budget for assigned properties, operating within budgeted guidelines. </li><li>Review and approve capital and maintenance expense invoices for payment, obtaining required approval for larger expenditures when necessary, by authority guidelines. </li><li>Coach and oversee the creation of the Annual Capital Budget. </li></ul> <p>Strategic Planning and Communication:</p> <ul> <li>Contribute to the strategic planning of facilities support services and infrastructure development, aligning facilities management goals with the overall business strategy. </li><li>Ensure clear and effective communication with all stakeholders, including senior management, team members, and external partners. Regularly update stakeholders on project statuses, financial performance, and operational achievements. </li><li>Attend divisional meetings and present reviews of all projects along with timelines. </li></ul> <p>Compliance and Risk Management:</p> <ul> <li>Ensure compliance with all safety, health, and environmental regulations. Conduct regular risk assessments and implement mitigation strategies. </li><li>Lead emergency response efforts and coordinate with local authorities as needed. </li></ul> <p>Vendor and Technology Management:</p> <ul> <li>Establish and maintain strong relationships with vendors and contractors to ensure quality service delivery and evaluate vendor performance and enforce contract compliance. </li><li>Utilize technology and systems to enhance efficiency in facilities management operations. </li></ul> <p>Continuous Improvement and Knowledge Development:</p> <ul> <li>Encourage a culture of continuous improvement within the facilities team. Identify areas for improvement and implement best-practices to enhance operational efficiency. </li><li>Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, and establishing personal networks. </li></ul> <p>Qualifications</p> <ul> <li>Bachelor's degree in Facilities Management, Business Administration, Engineering, or a related field, or equivalent work experience. </li><li>Minimum of three years of experience managing a team of people in a corporate environment. </li><li>Proven ability to lead and develop a high-performing team. </li><li>Strong organizational, problem-solving, and decision-making skills. </li><li>Excellent communication and interpersonal skills. </li><li>Proficiency in Microsoft Office Suite, including Excel, PowerPoint, and Outlook. </li><li>Experience with Service Channel, CompanyCam, and larger national and regional contracting. </li><li>Multi-unit experience is required. </li><li>Must be located within the assigned market. </li><li>Proven ability to work collaboratively with cross-functional teams and other Senior FSMs is a must. </li></ul> <p>Travel Requirements:</p> <ul> <li>Travel within the assigned market is required up to 50% of the time. </li></ul> <p>Supervisory Responsibilities:</p> <ul> <li>This role is responsible for the direct supervision of one or more teammates. </li></ul> <p>We are an Equal Opportunity Employer, Minority/Female/Veteran/Individuals with Disabilities/Sexual Orientation/Gender Identity</p> <p>#REITjobs</p> <p>#LI-KM1</p>
