<p>The General Services Division Manager - HVAC Division Manager position is in the Department of General Services and will manage, lead, and supervise the HVAC team to include Metro and contracted staff. This position is responsible for monitoring, coordinating, and inspecting the activities, installations, maintenance and repairs, assignment of tasks, scheduling work, and ensuring timely completion of projects and repairs of the HVAC mechanical and control systems. This position must have advanced knowledge and understanding of safety standards, building codes, ASHRAE standards and EPA regulations. This position ensures effective and efficient operations, maintains a high level of customer satisfaction, and performs related duties as required.</p> <p>The preferred candidate must be an organized, motivated and dynamic professional with excellent decision-making and interpersonal skills with the ability to skillfully coordinate and manage concurrent HVAC projects and related assignments. Flexibility, positivity, reliability, and a commitment to excellence are required.</p> <ul> <li>Directs and manages the day-to-day operations of HVAC staff and building automation system for HVAC and lighting systems. </li><li>Serves as technical expert interpreting, selecting, adapting, and applying the more complex technical guidelines, principles and practices which relate to the HVAC area of specialization. </li><li>Supervises the successful delivery of contracted services for HVAC and BAS controls. </li><li>Studies and reviews field work and makes recommendations for operational efficiency and improvements and reduction in energy cost. </li><li>Establishes and maintains excellent customer service and customer relations ensuring timely and quality services. </li><li>Oversees and assists with preparation, collection, and distribution of technical data and various reports and budgets. </li><li>Maintains and updates HVAC system testing and balance reports and operational schedules for BAS controls. </li><li>Directs and oversees the installation, repair and/or maintenance of HVAC equipment and/or systems and stays abreast of project progress and assists with any problems or complaints. </li><li>Directs the performance of test, repairs, adjustments, and maintenance of HVAC systems and equipment. </li><li>Evaluates performance of equipment and/or systems compared to the established standards. </li><li>Supervises and trains employees and contract staff including assignment of duties, ensure work is performed correctly, evaluates performance, counsels with and corrects as needed. </li><li>Participates in the development of specifications for and designs of new policies, procedures related to area of specialization and reviews plans, specifications, and/or materials for projects. </li><li>Evaluates proposed projects request to determine budget, manpower, equipment, and supply requirements. </li><li>Reviews service records and approves invoices for work completed by vendors. </li><li>Investigates and solves various complaints. </li><li>Performs and checks difficult computations. </li><li>Reviews status of work orders with technicians/vendors and checks for accuracy and completion. </li><li>Reviews and approves cost estimates, contracts, or related documents related to operational and major maintenance budgets. </li></ul> <p>EDUCATION AND EXPERIENCE</p> <p>Bachelor Degree and five (5) years of professional job-related HVAC systems, controls and equipment experience.</p> <ul> <li>Additional experience may be considered in lieu of education </li></ul> <p> Candidate must receive and maintain a passing status from the Metro Nashville Police Department background check.</p> <p>LICENSE REQUIRED: Valid Driver License </p> <p>Candidates with accreditations earned in a foreign institute are encouraged to apply.</p> <p> </p> <p>Note: Per Metro Ordinance No. SO94-1078. All employees of the Metropolitan Government shall be residents of the State of Tennessee or become residents of the state within six (6) months of employment as a prerequisite to employment with the Metropolitan Government.</p> <ul> <li>Experience on chillers, Arctic chillers, boilers, air handlers, Governair RTU, heat pumps, vav boxes, heat exchangers, heat recovery units, water treatment testing and related equipment, DX controls, BAS control systems concentrated with the following preferred manufacturers: Alerton, Automated Logic, JCI Metasys, Trane, TAC-Inet. </li><li>Experience supervising or leading HVAC systems teams. </li><li>Current holder of EPA Universal refrigerant certification. </li><li>Knowledge and understanding of current EPA regulations and ASHRAE standards. </li><li>Knowledge of District Energy Service system and its relationship with Metro's heating and cooling demands for Steam and Chilled Water. </li><li>Knowledge of US Green Building Council and LEED certification process and practices. </li><li>Knowledge of National Electrical Code and proven commercial, industrial electrical, electronic/robotics, work experience. </li><li>Advanced computer skills, including Microsoft Office, AutoCAD, Archibus, or other Integrated Workplace Management Systems </li></ul> <p>We are an equal opportunity employer.
