<p>The Commercial Maintenance Technician is responsible for the operation, inspection, preventative maintenance, and repair of commercial building systems to ensure safe, efficient, and reliable property operations. This role supports building performance by maintaining mechanical, electrical, plumbing, HVAC, fire/life safety, and related systems. The Maintenance Technician works under the direction of the Property Manager and participates in an on-call rotation to respond to building emergencies as needed.</p> <p>Essential Duties and Responsibilities</p> <ul> <li>Perform preventative maintenance and corrective repairs on mechanical, electrical, plumbing, HVAC, fire/life safety, steam, elevator, and related building systems. </li><li>Conduct general building repairs including fixtures, appliances, drywall, carpentry, plumbing, and electrical components. </li><li>Inspect building systems regularly and document findings in operation logs, inspection reports, and maintenance records. </li><li>Respond promptly and professionally to tenant service requests and work orders. </li><li>Coordinate and work collaboratively with the property operations team to support overall facility performance. </li><li>Demonstrate full competency in property emergency procedures, including assisting with evacuations and responding to life safety system alarms. </li><li>Operate, monitor, and make minor adjustments to fire alarm and life safety systems as appropriate. </li><li>Participate in required training sessions, safety programs, and professional development activities. </li><li>Maintain compliance with all applicable safety regulations, building codes, and company policies. </li><li>Participate in the on-call schedule and respond to after-hours emergencies as required. </li><li>Perform additional duties as assigned by the supervisor. </li></ul> <p>Qualifications</p> <ul> <li>High school diploma or GED required. </li><li>Minimum of four (4) years of related maintenance experience and/or trade school training. </li><li>Working knowledge of commercial plant equipment including elevators, chillers, and boilers. </li><li>Knowledge of plumbing, electrical, mechanical systems, drywall repair, and carpentry. </li><li>Ability to read and interpret blueprints, schematics, and technical manuals. </li><li>Proficiency with testing equipment such as analog and digital multimeters, pressure and temperature monitoring devices. </li><li>Ability to safely operate hand and power tools. </li></ul> <p>Equal Opportunity Employer</p> <p>Friedman Real Estate is an Equal Opportunity Employer.
