<p>CONTROLLER - DEVELOPMENT & INVESTMENT</p> <p>CCI is seeking a highly skilled and strategic Controller - Development & Investment to join our growing team in Beloit, Wisconsin. This role is ideal for a finance leader with deep experience in real estate development and investment management who thrives in a fast-paced, high-impact environment.</p> <p>Main Duties/Responsibilities: Reporting to the Director of Development & Investment, the ideal candidate will oversee financial performance across a diverse portfolio of commercial, industrial, retail, and mixed-use projects, ensuring alignment with business plans, maximizing returns, and strengthening partner relationships. Responsibilities include:</p> <p>Investment Strategy & Oversight</p> <ul> <li>Lead annual business planning with ownership groups and partners </li><li>Monitor investment performance against proformas, forecasts, and return targets </li><li>Maintain strong communication with investors and partners </li></ul> <p>Financial Leadership & Analysis</p> <ul> <li>Build and implement financial systems, reporting structures, and ERP integration </li><li>Analyze ROI, IRR, and cash flow performance across projects </li><li>Prepare quarterly reports and present insights to leadership and stakeholders </li><li>Conduct variance, sensitivity, and risk analysis </li></ul> <p>Predevelopment & Capital Planning</p> <ul> <li>Partner on early-stage project planning, budgeting, and feasibility </li><li>Support financing processes, including banking relationships and closing requirements </li><li>Ensure alignment between development execution and financial expectations </li></ul> <p>Lending & Financing Management</p> <ul> <li>Manage lender and equity partner relationships </li><li>Oversee loan compliance, reporting, and refinancing strategies </li><li>Negotiate financing terms to support portfolio performance </li></ul> <p>Transactions & Portfolio Management</p> <ul> <li>Lead refinancing, recapitalizations, and dispositions </li><li>Coordinate with attorneys, brokers, and financial partners </li><li>Identify opportunities to enhance asset value and portfolio yield </li></ul> <p>Qualifications: The ideal candidate must hold a bachelor's degree in Finance or Accounting, with a master's degree preferred, and bring 3-5+ years of experience as a Controller or senior financial leader. A CPA or equivalent certification is also desired. They must have a strong background in real estate development, investments, or capital structures, along with a proven ability to analyze financial statements, proformas, and complex deals. Experience with ERP systems and financial reporting tools is essential, as is proficiency in Microsoft Office (Excel required) and QuickBooks preferred.</p> <p>In addition to technical qualifications, the ideal candidate must demonstrate strategic thinking and strong financial leadership, complemented by excellent communication and presentation skills. They should operate with a high level of integrity and attention to detail, thrive in fast-paced and evolving environments, and collaborate effectively across functions, particularly with executive teams.
