You'll have the tools, support, and encouragement to thrive!</p> <p>At Allegiant-Carter Management, you'll find more than a job - you'll find a career built on respect, learning, and shared success.</p> <p>CORE RESPONSIBILITIES</p> <p>Asset Performance</p> <ul> <li>Manages the daily transactions and tasks related to the financial operation of the community by ensuring all rent and fees are posted/collected. </li><li>Reviews resident files and accounting records to determine unpaid and/or late fees owed, communicates with residents regarding outstanding balances, implements procedures for collecting delinquencies, and enforces the lease to maximize revenue. </li><li>Reviews and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, obtaining community manager approval, coding charges to appropriate Chart of Account codes. </li><li>Follows the Company's established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedings. </li><li>Assist posting on Social Media outlets for marketing internal and external customers. </li><li>Processes resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements. </li><li>Conducts all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other Federal, State, and Local laws pertaining to Multi-Family Housing. </li></ul> <p>Resident Relations</p> <ul> <li>Promotes resident satisfaction and retention by responding to questions and requests in a timely manner. </li><li>Follows up with residents throughout their lease term and coordinates renewal process </li></ul> <p>QUALIFICATIONS</p> <p>Education</p> <ul> <li>High school diploma or GED required. </li></ul> <p>Required Experience/Skills</p> <ul> <li>3+ years' experience as a Multifamily Assistant Community Manager or related property management experience required. </li><li>Community Manager experience preferred. </li><li>Proficient in knowledge of federal and/or local fair housing laws required. </li><li>Strong knowledge of MS Word, Excel, and Outlook is required. </li><li>Yardi experience preferred. </li><li>Driver's License and reliable means of transportation required. </li></ul>
