We are looking for experienced Vice President of Operations to join our team in the Nashville, TN metro area. Smith Douglas Homes is proud to offer a competitive benefits package to our employees as well as a family type work environment.</p> <p>Position Summary:</p> <p>In this role, you will provide leadership for the Nashville production function which includes construction, warranty and trade relations (purchasing). You will create and implement company policies and procedures while building and maintaining a positive "team" centered culture.</p> <p>What You'll Do:</p> <ul> <li>Develop, implement and train company strategies, policies, and procedures to the production and warranty team members. </li><li>Develop the master building schedule for each area within the division. </li><li>Monitor and manage acceptable production scheduling and variance levels to ensure acceptable profit margins are achieved. </li><li>Promote positive business relationships with trade partners to achieve the most competitive pricing while maintaining a high level of quality and predictability. </li><li>Track and monitor the schedule/progress of every home under construction. </li><li>Review and approve variance purchase orders, assure variances are not repeated. </li><li>Lead Construction Manager meetings to keep everyone informed of company policies, standards and safe work practices. </li><li>Assist with monthly trade relations meetings and ensure that issues discussed during these meetings are documented and resolved. </li><li>Help to resolve any issues with customers, team members and trades. </li><li>Inspect or review projects to monitor compliance with building and safety codes, company polices and other regulations. </li><li>Develop and implement quality control programs. </li><li>Help implement new or modified plans and schedules in response to delays, bad weather, or construction site conditions. </li><li>Oversee the creation of the lot matrices for every community. </li><li>Identify challenging lot conditions and create solutions before building starts. </li><li>Inspect communities on a regular basis to ensure the work conforms to specifications, budget, schedule and cleanliness. </li><li>Produce monthly builder bonus report which includes reviewing each homes variance level and scheduled completion date. </li><li>Review regularly employee compensation, maki adjustments as warranted. </li><li>Review start packages to ensure plans and specifications are clear and correct. </li><li>Management Responsibilities to include: </li><li>Set and communicate realistic job expectations </li><li>Monitor job performance of direct reports, address performance issues </li><li>Coach and develop team, provide training </li><li>Continuously track the Construction Manager's workload </li><li>Promote collaboration and teamwork </li><li>Participate in recruiting process for new production department team members </li><li>Manage assignment of Construction Managers to communities </li></ul> <p>Reports to: Affiliate President</p> <p>Direct Reports:</p> <ul> <li>Area Construction Managers </li><li>Warranty Manager </li><li>Trade Relations Manager </li><li>Production Coordinator </li></ul> <p>Indirect Reports:</p> <ul> <li>Construction Managers </li><li>Construction Management Trainees </li><li>Warranty Representatives </li></ul> <p>Minimum Job Requirements:</p> <p>Education: College degree in construction management or related field.</p> <p>Experience: Minimum 10-15 years related experience with a mixture of residential construction and managerial experience.</p> <p>Licenses or Certifications:</p> <ul> <li>10 Hour OSHA Certified Hazard Recognition </li><li>GSWCC Certified-Level 1A </li><li>State Residential Contractors License </li></ul> <p>Knowledge Required:</p> <ul> <li>Extensive knowledge of established construction and maintenance practices, procedures and techniques as well as applicable building codes. </li><li>Knowledge of residential scheduling and budgeting. </li><li>Working knowledge of Microsoft Word, Excel and Outlook. </li><li>Ability to read and understand architectural drawings. </li><li>Ability to produce accurate estimates/takeoffs. </li><li>Extensive knowledge of OSHA and State NPDES policies and procedures. </li><li>Familiarity with a wide range of equipment and tools.
