<p>Position Summary and Job Duties</p> <p>Performs skilled work in several different crafts, particularly electrical, plumbing, heating, ventilation, and related duties at the County's skilled nursing home.</p> <p>70% Maintains electrical, plumbing, heating, and ventilation systems at Rock Haven.</p> <ul> <li>Inspects motors, air conditioning units and related equipment. </li><li>Repairs, troubleshoots, replaces, and inspects electrical equipment, appliances and fixtures. </li><li>Performs mechanical maintenance, troubleshoots, and repairs plumbing systems and fixtures. </li><li>Replaces piping, valves and other worn or damaged parts. </li><li>Checks and adjusts regulator valves for proper pressure. </li></ul> <p>10% Maintain Rock Haven grounds</p> <ul> <li>Operates commercial mowers and grounds equipment. </li><li>Performs routine maintenance on vehicles and outdoor equipment. </li></ul> <p>10% May participate in disaster evacuations when circumstances exist.</p> <p>5% Perform other duties as assigned</p> <p>Success Factors (KSA's)</p> <ul> <li>Considerable knowledge of building maintenance methods, materials, and equipment. </li><li>Considerable knowledge of power and hand tools and their application in work situations. </li><li>Working knowledge of occupational hazards and safe work practices. </li><li>Ability to inspect and troubleshoot a variety of electrical, mechanical and other equipment to determine defects and needed repairs. </li><li>Ability to understand and effectively carry out oral and written instructions. </li><li>Ability to lift and carry heavy objects. </li><li>Knowledge of welding repair. </li><li>Ability to perform preventive maintenance on a wide variety of mechanical equipment </li><li>Must have good communication skills </li><li>Must have good customer service skills </li></ul> <p>Job Requirements, Education, Training & Experience</p> <ul> <li>Graduation from a high school or its equivalent. Three years experience in heating and ventilation, electrical maintenance and plumbing preferred; or equivalent combination of training and experience </li><li>Must possess and maintain a current unrestricted (not due to corrective lenses) driver's license and auto insurance pursuant to the Rock County Administrative Policy and Procedure 5.02 and 5.27. </li><li>Must possess a working telephone. </li></ul> <p>Essential Job Functions (physical elements, equipment and working conditions)</p> <p>Physical Elements</p> <ul> <li>Lift, push, pull items up to 50 pounds </li><li>Stand and walk for long periods of time </li><li>Ability to work in extreme temperatures for extended periods </li><li>Work in precarious or high locations (ladders, etc) </li><li>Reaching, stooping, bending, kneeling, crouching </li></ul> <p>Equipment Use</p> <ul> <li>Power and hand tools, welder, mowers, etc </li></ul> <p>Working Conditions</p> <ul> <li>Exposure to chemicals </li><li>Exposure to humidity, some hot equipment </li><li>Exposure to noise </li><li>Exposure to blood and/or body fluids. </li></ul>
