<p>Position Summary:</p> <p>The primary function of the Maintenance Supervisor is to oversee the maintenance and repairs all building systems, equipment, facilities, and grounds to provide a safe and operationally sound building. This position supervises the Maintenance Technicians and Sanitation personnel (where applicable) in terms of work assignments and performance management. The Maintenance/Facilities Supervisor works with local service providers, inspectors and property asset managers in caring for the overall functional performance of the building and equipment.</p> <p>Essential Functions of Job:</p> <ul> <li>Oversee the day to day operations of the maintenance department </li><li>Direct the assessment, repair and documentation for equipment and facility preventative maintenance, cleaning and repair activities. </li><li>Supervise the completion of Preventive and Predictive Maintenance activities for motorized material handling equipment, conveyor belts and building HVAC systems. </li><li>Anticipate potential facility and equipment problems and develop a plan of action to prevent the problem from affecting the Distribution Center's operation, in partnership with the Facilities Manager. </li><li>Ensure that parts stock for maintenance department is maintained to promote efficiencies of service. </li><li>Maintain company and required federal OSHA and state-mandated standards pertaining to safety for maintenance/mechanical activities, sanitation and housekeeping. </li><li>Conduct OSHA and state-mandated training pertaining to maintenance and facility management requirements. </li><li>Provide training and guidance to Maintenance Team to assist in their ongoing skills enhancement and career development. </li><li>Ensure that Maintenance Technicians and Sanitation associates meet performance standards and comply with safety policies and regulations. </li><li>Work with vendors to and contractors to ensure work is performed according to agreed terms. </li><li>Perform other duties as assigned </li></ul> <p>Knowledge, Skills and Abilities:</p> <ul> <li>Project management skills. </li><li>Ability to perform general troubleshooting and maintenance on motorized material handling equipment, conveyors, hydraulic, and/or pneumatic equipment. </li><li>Knowledgeable in standard maintenance practices (i.e. lubrication, adjustments, set-up, calibration, etc.) </li><li>Ability to read schematics and mechanical drawings. </li><li>Knowledge of spare parts inventory practices. </li><li>Possess strong verbal and written communication/documentation skills. </li><li>Ability to work flexible hours </li><li>Ability to effectively give and receive feedback in a professional and respectful manner that sets an example to others </li><li>Excellent organizational skills and attention to detail </li><li>Excellent time management skills with a proven ability to meet deadlines </li><li>Strong analytical, problem-solving, and decision-making skills </li><li>Ability to prioritize tasks and to delegate them when appropriate </li><li>Ability to act with integrity, professionalism, and confidentiality </li><li>Proficiency with Microsoft Office Suite or related software </li></ul> <p>Supervisory Responsibilities:</p> <p>Direct supervision of Maintenance Technicians and Sanitation associates for daily work assignments, work schedules, performance management and training.</p> <p>Working Conditions:</p> <ul> <li>Moderate but varying temperature and humidity in office and warehouse environments </li><li>Work is performed inside and outside the property with exposure to inclement weather. </li><li>Regularly exposed to cold, heat dust, pollen, odors, oil, fumes and noise. </li></ul> <p>Physical Requirements:</p> <ul> <li>Must be able to lift up to 50 lbs. </li><li>Must be able to physically perform repairs as needed. </li><li>Must be comfortable working at heights of up to 40 feet when operating scissor lift and other warehouse lift equipment. </li><li>Must have manual dexterity to use power tools and other mechanical equipment safely and competently. </li><li>Must be able to access and navigate the organization's facilities, grounds, and equipment </li></ul> <p>Minimum Qualifications:</p> <ul> <li>Associates of Arts (A.A.) degree preferred or 3 or more years of experience in facilities and maintenance supervision, preferably in a Distribution Center or warehousing environment. </li><li>Automated Process Control or Material Handling Equipment maintenance experience. </li><li>Understanding of and experience with HVAC systems. </li><li>Previous experience using, training, and enforcing Lock-out/Tag-out process, fall protection, and other required OSHA and state required safety regulations. </li><li>Welding and/or fabrication experience. </li><li>Extensive mechanical and electrical knowledge and troubleshooting skills.
