<p>Job Description:</p> <p>Position: Maintenance Technician</p> <p>Location Address: Mabess Manor</p> <p>Work Type: Part - Time (16 - 19 hrs/week)</p> <p>On-Call Requirement: This position requires availability for on-call duties 24/7, including evenings, weekends, and holidays, to respond to maintenance emergencies as needed.</p> <p>We are seeking a skilled Maintenance Technician to help ensure a safe, clean, and welcoming environment within our senior affordable housing community. In this role, the Maintenance Technician will be responsible for performing and overseeing a variety of maintenance tasks to support the proper function, safety, and appearance of the property. Key duties include preventive maintenance, troubleshooting, and repairs across mechanical, electrical, plumbing, and HVAC systems. The position may also include supervision of junior maintenance staff. The ideal candidate will help create a comfortable and well-maintained environment for residents while ensuring compliance with all applicable codes, regulations, and safety standards.</p> <p>Where You'll Work:</p> <p>Mabess Manor is an affordable senior housing community located in Dayton, Ohio. This 100-unit, handicap-accessible property features one-bedroom apartments designed with comfort and convenience in mind, including emergency pull cords, on-site laundry facilities, and central air conditioning. Residents enjoy a welcoming, community-centered atmosphere with access to a spacious community room, inviting lounge areas, and well-maintained outdoor seating. Conveniently located near public transportation, local shops, and essential services, Mabess Manor offers seniors a safe and supportive living environment where they can maintain their independence.</p> <p>What You'll Own:</p> <ul> <li>Perform routine and preventative maintenance on building systems (HVAC, plumbing, electrical, and safety systems) to ensure efficiency, safety, and compliance with regulations. </li><li>Promptly respond to maintenance requests and emergencies, accurately diagnosing and resolving mechanical, electrical, and plumbing issues using appropriate tools and techniques. </li><li>Maintain the physical condition of resident units, common areas, and grounds-ensuring all areas are clean, well-maintained, in good repair, and ready for move-in in a timely manner. </li><li>Identify and report safety hazards and maintenance needs, taking appropriate corrective action to ensure a safe environment for residents and staff. </li><li>Prepare and maintain accurate records of work orders, inspections, repairs, inventory, and vendor communications, support management during inspections or repair projects. </li><li>Manage and track inventory of tools, parts, and supplies, placing orders to ensure availability while controlling costs. </li><li>Participate in an on-call rotation for after-hours emergencies and be available to travel to other properties when needed (must provide proof of vehicle insurance). </li></ul> <p>How You'll Stand Out:</p> <ul> <li>High school diploma or equivalent </li><li>2-5 years of experience in residential, or facility maintenance, ideally in senior housing </li><li>Knowledge of building systems and maintenance practices including HVAC, plumbing, and electrical </li><li>Strong attention to detail and problem-solving skills </li><li>Able to work independently and communicate clearly with residents and staff </li><li>Comfortable using basic computer or tablet systems for logging tasks and reports </li><li>Valid driver's license and proof of vehicle liability and property damage insurance </li><li>Certifications such as HVAC, OSHA, or trade-specific credentials are a plus </li></ul> <p>Why Join Us:</p> <p>At National Church Residences, we're committed to supporting those who support others.
