<p>The Area Manager will manage assigned buildings, and the hourly workers assigned to each building. Specific responsibilities include work scheduling of all personnel, establishing work standards, conducting site evaluations, audits, overall inventory/equipment usage, overtime control, employee performance appraisals, troubleshooting/problem solving, orientation, training of custodians and support personnel, customer relations, and special project work as requested. This individual will also ensure that all managed services are being provided in a proper a cost-effective manner.</p> <p>Pay: $62,000 - $68,000</p> <p>The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant's education, experience, skills, abilities, geographic location, and alignment with market data. For information about ABM's benefits, visit ABM 2025 Employee Benefits | Staff & Management</p> <p>Essential Duties</p> <ul> <li>Demonstrate quality leadership in meeting performance plans. </li><li>Demonstrate and promote company culture, values, and management philosophy. </li><li>Establish and maintain effective lines of communications with the client and facility personnel to ascertain that their needs and requirements as related to the custodial contract are being satisfied. </li><li>Control expenses within area of responsibility. </li><li>Develop and recommend custodial operating budget and ensure the department operates within budget. </li><li>Evaluate and justify supplies, equipment, and purchases as needed. </li><li>Plan, organize, direct, coordinate, and supervise functions and activities of the department. </li><li>Establish custodial work standards and flow. </li><li>Ensure compliance with regulatory agencies. </li><li>Maintain an environment that is sanitary, attractive, and in orderly condition. </li><li>Other tasks as assigned. </li></ul> <p>Minimum Requirements:</p> <ul> <li>Excellent interpersonal skills. </li><li>Demonstrated proficiency with general business acumen. </li><li>Strong service/quality attitude. </li><li>Ability to analyze and interpret financial and other data. </li><li>Ability to plan, organizes, prioritize, and achieve effective time management. </li><li>Ability to work well under pressure and meet established goals and objectives. </li><li>Strong public speaking skills. </li><li>Sense of urgency and ability to meet deadlines; self-directed. </li><li>Motivate and train staff. </li><li>Strong computer skills to include Microsoft Office, Windows, and Power Point. </li><li>Three (3) year of similar work experience specific to managing custodial/janitorial operations. </li><li>K-12 school district janitorial operations experience highly desired </li><li>Must be 18 years of age or older </li><li>No high school diploma, GED or college degree required </li></ul>
