<p>Job Title HVAC/R II Technician Department Facilities - Maintenance Job Code M23712 Job category Full Time Staff Terms and Hours Full Time Non Exempt Hourly; 40 hours per work week plus on call as needed Salary Range Starting hourly rate $27.29; commensurate with experience Job Summary</p> <p>The HVAC position is a technician-level position performing general maintenance and repair of the heating, ventilation, air-conditioning, and refrigeration (HVAC/R) equipment within a variety of campus buildings. This individual is responsible for completing tasks and projects related to the systematic inspection, detection, and correction of early failures of equipment or facilities either before they occur or before they develop into major defects. This position works independently on tasks and performs moderately complex to complex tasks with varying levels of supervision. This position will be expected to interact with students, faculty and staff in a professional manner that enhances work effectiveness for the HVAC crew.</p> <p>Core Duties</p> <ul> <li>Review and respond to work orders received through the TMA work order system via UP provided iPhone including any necessary follow-up and customer service. </li><li>Follow scheduled preventive maintenance plans i.e. change filters, replace fan belts and pulleys, Voltage, Amperage and RPM readings, temperature/ pressure readings, grease bearings, clean equipment and mechanical spaces etc. </li><li>Interpret verbal and written guidance into work duties. </li><li>Troubleshoot, repair, and maintain HVAC/R equipment and components, including but not limited to walk-in coolers/ freezers, air handlers, package RTU's, mini-splits, VRF systems, \ HRV's, water source heat pumps, chillers, steam and hot water boilers, chilled-beams, residential furnace and a/c's, exhaust fans, and air compressors. </li><li>Provide support and assistance for HVAC/R team. </li><li>Act as Facilities weekly on-call staff person based upon department needs (typically once every 10 weeks). </li><li>Respond to facilities emergencies on campus and residential properties and provide timely resolution to problems. </li></ul> <p>Other duties as relevant to the duties of the position or as assigned by supervisor or designee.</p> <p>Please note that the above list of duties is not comprehensive but generally demonstrates the types of matters under this position's purview and responsibility.</p> <p>Education & Experience</p> <ul> <li>Required: 2+ years' experience with heating, ventilation, air-conditioning, refrigeration, and/or boiler systems, preferably in a campus setting. </li><li>Required: 2+ year experience with preventive maintenance work </li><li>Preferred: Associate Degree and/or trade certifications </li><li>Preferred: 1+ year experience soldering, brazing, and welding </li><li>Preferred: general experience with multiple construction trades and/or experience having worked with a general contractor. </li><li>Required: experience using hand and power tools </li><li>Preferred: experience using a variety of heavy equipment, such as high lifts, forklifts. </li><li>Preferred: DDC building-control systems (Siemens, Alerton, etc.) </li></ul> <p>Certifications & Licenses</p> <ul> <li>Required: Active driver's license. </li><li>Required: EPA Refrigeration Certification (Section 608) </li><li>Preferred: Limited Maintenance Electrician (LME) certification </li><li>Preferred: OHSA 30 </li></ul> <p>Knowledge, Skills & Abilities</p> <ul> <li>Ability to follow ASHRAE and equipment manufactures best practices for troubleshooting and repair of HVAC/R equipment. </li><li>Ability to properly evacuate and charge a refrigeration system using the appropriate tools and equipment </li><li>Ability to safely operate construction/ maintenance related hand tools, power tools, and heavy equipment i.e. fork lift, aerial work platforms (scissor and boom lifts) </li><li>Knowledge, skills, and abilities relating to different types of refrigeration systems. </li><li>Knowledge of current technologies in HVAC/R systems and equipment </li><li>Ability to read and understand blueprints and specification documents </li><li>Knowledge of OSHA regulations. Awareness of industry related safety and health practices </li><li>Strong customer service, interpersonal skills, and conduct self professionally and respectfully with campus community and visitors is paramount. </li><li>Ability to establish effective working relationships, professional rapport, and effectively accomplish work within a University setting that includes a wide array of individuals, backgrounds, groups, policies, and processes. </li><li>Ability to read, write, and speak English sufficient to effectively communicate with co workers </li><li>Superior attention to detail. </li><li>Able to follow through with and complete projects. Strong orientation towards taking initiative and ownership of projects and assignments and being proactive with projects, assignments, and process improvements. </li><li>Ability to prioritize, multitask, and meet deadlines. </li><li>Ability to function well in a busy work environment, working independently and as part of a team. Ability to receive and follow supervisory direction. </li><li>Computer skills appropriate to job requirements, including ability to access trainings and information via computer and internet. </li></ul> <p>Physical Requirements</p> <ul> <li> <p>Stand, walk, bend, twist, climb (including ladders), balance and stoop, kneel, crouch, or crawl; use fingers and hands to handle, lift, and use a cellphone, materials, tools, and equipment; reach with hands and arms from ground level to over- head; lift and/or move up to 50 pounds.</p> </li><li> <p>When lifting is required, employees are asked to use good judgment, make safety a top priority, and ask for assistance of others or of equipment as necessary.</p> </li><li> <p>Perform desk-based computer tasks; use fine manipulation</p> </li><li> <p>Occasionally attend seminars/ trainings off campus</p> </li><li> <p>Ability safely drive a motor vehicle.</p> </li></ul> <p>Working Conditions</p> <ul> <li>Hours of employment: will require overtime and on-call duties, flexible hours (including early mornings, evenings, nights, overnight hours, weekends, and holidays), and response with little to no notice to situations involving emergencies or urgency. </li><li>Work related stress: work duties involving tight deadlines, significant matters, or multiple projects. </li><li>Environment: while performing the duties of this position, the employee is frequently exposed to moving mechanical parts and vibrating tools and equipment; may be exposed to fumes, airborne particles, blood borne pathogens, and toxic/ caustic chemicals; may be exposed to high, precarious places, outside weather conditions, extreme temperatures, confined spaces, and risk of electrical shock. </li><li>Noise: the noise level in the work environment is usually moderate; occasionally noise level may be high where personal protective equipment (PPE) is required </li></ul> <p>Work Standards</p> <ul> <li>Promote culture of safety: demonstrate commitment to personal responsibility and value for safety; communicate safety concerns; use and promote safe behaviors based on training, lessons learned, and life experience </li><li>Compliance with laws, policies and procedures: subject to and expected to comply with all applicable laws and University, departmental, and other applicable policies and procedures, including but not limited to, the personnel, business, and/or other policies of the University. </li><li>Compliance with driving?related laws and requirements: when conducting University business while driving, must comply with the Oregon Vehicle Code and University of Portland driving requirements. </li><li>Interpersonal skills: demonstrates the ability to work respectfully and professionally with all University of Portland community members, external organizations, and University guests. </li></ul> <p>Benefits</p> <p>Medical and dental insurance, life insurance, sick time and vacation time consistent with staff policies, long-term disability insurance, flexible spending account benefits, tuition remission benefits generally starting after 90 days (employee) or 2 years (spouse and children) of employment, retirement contributions generally starting after 2 years of employment, and eligibility for the University's home purchase assistance program consistent with program requirements.
