<p>Position Summary: Manage global real estate and facility activities with respect to the acquisition, leasing, utilization, and</p> <p>disposition of real property and provide guidance, support, and consultation on construction, expansion,</p> <p>improvement, equipping, risk management, energy and utility access, footprint planning and other related</p> <p>support functions.</p> <p>Responsible for building and grounds maintenance to ensure optimal functioning of building systems,</p> <p>including mechanical, electrical, plumbing, fire/life safety, loading/receiving docks, and storage.</p> <p>Assess facility risks in order to manage casualty risks by way of building infrastructure, layout, fire detection,</p> <p>training, and/or insurance.</p> <p>This position interacts with every level and across all disciplines of the organization and requires a</p> <p>professional demeanor with exceptional customer service and communication skills.</p> <p>Real Estate Detail Responsibilities:</p> <ul> <li>Review facility needs annually for strategic planning (expansion and consolidation) </li><li>Assist in evaluation of facility requirements for technical centers and support offices </li><li>Initiate site searches and market studies for expansion and lease extensions </li><li>Support negotiation of terms and conditions for leases and purchase/sales agreements </li><li>Coordinate legal, financial, and other support services for real estate transactions </li><li>Develop and implement real estate policies and procedures, including education and training </li><li>Create and maintain a centralized facility database including lease terms, ownership </li></ul> <p>documents, building specifications, risk management surveys, cost data, capex history, etc</p> <p>Facilities Responsibilities:</p> <ul> <li>Direct all building maintenance, operation, and custodial functions includ ing heating, cooling, </li></ul> <p>and ventilation equipment, phone systems, fire detection, alarm and mitigation systems,</p> <p>landscaping, snow removal, and other building and ground maintenance</p> <ul> <li>Support maintenance and end of life assessments for capital planning and budgeting </li><li>Coordinate and support all construction, improvements, equipping, and major repairs </li><li>Ensure that facilities have appropriate security infrastructure (fencing, cameras, etc.) </li><li>Ensure compliance with applicable zoning, waste handling/disposal, traffic and other </li></ul> <p>regulations</p> <ul> <li>Support hiring and management of outside contractors </li><li>Act as liaison to public utility, environmental, and municipal agencies </li><li>Responsible for building maintenance and grounds with strong attention to detail </li><li>Establish and meet budgets and forecasts (local/global) </li></ul> <p>Risk Management Responsibilities:</p> <ul> <li>Design and implement an overall facility risk management process for the organization </li><li>Performing physical inspection and risk assessment at all sites to analyze current and </li></ul> <p>potential risks, including materiality and financial impact</p> <ul> <li>Risk reporting and education tailored to the relevant audience to build risk awareness so that </li></ul> <p>senior management, business leads, and functional personnel understand the most</p> <p>significant facility risks that can impact the business</p> <ul> <li>Creating business continuity plans to manage casualty and disruptive events </li><li>Conducting policy and compliance audits in cooperation with internal and external audit </li></ul> <p>functions</p> <ul> <li>Manage insurance claims and maintain insurance records </li><li>Coordinate personal security and safety arrangements for executive visits and corporate </li></ul> <p>events</p> <p>Education and Experience Requirements:</p> <ul> <li>10-20+ years experience in Real Estate, Facilities Management and Risk Management </li><li>Bachelor's degree in a technical, business administration or related field preferred </li><li>Ability to travel extensively to key sites globally, as needed </li></ul> <p>Licensing or Special Certification:</p> <ul> <li>Valid Drivers License & Passport </li></ul> <p>EEO Statement:</p> <p>TI Fluid Systems is committed to equal employment opportunity regardless of race, color, religion, sex, national origin, sexual orientation, age, citizenship, marital status, pregnancy status, disability, gender identity or Veteran status.</p>
