Runs background checks and collects security deposits. </li><li>Preparing an activity calendar, and planning and leading the scheduled activities. </li><li>Implement the Enjoy Life program within the community. </li><li>Maintains all resident files, making sure they are complete, accurate and compliant with appropriate regulatory guidelines. </li><li>Works with Campus Executive Director to maximize revenues and adhere to budgeted cost parameters. </li><li>Produces weekly and monthly activity and operating reports related to occupancy and marketing efforts. Helps with preparation and execution of sales and marketing plans in accordance with campus objectives. </li><li>Assists with gathering competitive data by visiting/calling competition; maintains up-to-date marketing information on the competition and any other factors affecting the property's sub-market. </li><li>Prepares or coordinates marketing materials, brochures, etc. Assists with scheduling, organizing and hosting marketing functions to build traffic as well as resident functions and activities. </li><li>Ensures all traffic, prospects, leasing, and renewal data is entered correctly and in a timely manner into the property software system. </li><li>Works with corporate Finance Department to insure all rents (and other charges) are collected and deposited on a timely basis and that all revenue data is posted correctly in the software system. Also makes sure that all information is populated into the software system so that month-end reports are completed timely. </li><li>Completes move-in and move-out procedures and works with maintenance to ensure apartments are ready for scheduled move-ins. </li><li>Receives and handles service requests from residents and works with property team to see that resident issues are dealt with in a timely manner and that proper follow-through is completed. </li><li>Helps residents with laundry cards, safety pendants, phone charges and other miscellaneous items. </li><li>Accept on call and emergency duties/responsibilities; assume responsibility of the community when manager is not available. </li><li>Other duties as assigned </li></ul> <p>QUALIFICATIONS</p> <p>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
