<p>PURPOSE: To provide comprehensive legal services to Mall of America across a broad range of legal areas, with an emphasis on real estate, leasing and corporate matters. Attorney's work closely with all departments including: Leasing, Marketing, Sponsorship, Operations, Theme Park, Security, Accounting, Public Relations, Events, Construction and Human Resources.</p> <p>ESSENTIAL DUTIES AND RESPONSIBILITIES:</p> <ul> <li>Prepare and manage lease agreements and related documents, actively manage tenant negotiations in conjunction with leasing team and ownership. </li><li>Negotiate ancillary lease forms, such as waivers, subordination agreements, estoppels, termination agreements, amendment and brokers agreements. </li><li>Prepare, review and modify legal contracts for all departments throughout the company. Legal actively interacts with all departments and broad background in contract drafting and negotiation. </li><li>Provide legal analysis and guidance for security related situations (protests, demonstrations, first amendment issues). </li><li>Manage outside counsel handling litigations and coordinate and manage internal resources required for litigation, including procuring evidence from security, maintenance and operations, coordinate witnesses for depositions, review and assist in the preparation of responses for Interrogatories, and Request for Production of Documents. </li><li>Manage bankruptcy filings, proof of claim and prepare documentation for outside counsel when engaged. </li><li>Manage insurance renewal information, insurance claims and insurance bills related to litigation. </li><li>Create promotions documentation (sweepstakes and contests) for Events and Marketing. </li></ul> <p>PREFERRED SKILLS, KNOWLEDGE AND ABILITIES:</p> <ul> <li>J.D. required, in addition to 8+ years practicing law, with experience in commercial real estate </li><li>Strong experience in real estate law and industry knowledge that includes lease transactions, property management, litigation, and purchase and sale transactions. </li><li>Experienced in contract drafting and strong negotiation skills required </li><li>Good understanding of technology and bankruptcy </li><li>Ability to effectively negotiate and finalize agreements </li><li>Analytical thinker with strong conceptual and research skills </li><li>Capable networker with excellent interpersonal, communication and public speaking skills </li><li>Ability to work under pressure and meet deadlines </li><li>Exceptional organizational and communication skills </li><li>Proven ability to multitask, managing multiple real estate files and demands for legal analysis in an effective and efficient manner </li></ul> <p>PHYSICAL JOB REQUIREMENTS:</p> <ul> <li>Repetitive motion (using a keyboard, filing and the phone)- Frequently </li><li>Sitting- Frequently </li><li>Stand and move, Occasionally </li><li>Lifting/carry up to 10 pounds-Infrequently </li></ul> <p>PAY RANGE:</p> <p>$152,922.08 - $229,383.12</p>
