<p>Job Title: Director of Buildings and Grounds</p> <p>Reports To: Assistant Superintendent for Business/Operations</p> <p>Location: Lebanon Community School Corporation, Lebanon, IN</p> <p>FLSA Status: Exempt</p> <p>Date Prepared: May 5, 2025</p> <p>Job Summary:</p> <p>The Director of Buildings and Grounds provides leadership and oversight for all aspects of the school corporation's physical facilities and grounds. This includes planning, organizing, and directing the maintenance, repair, custodial services, groundskeeping, energy management, safety compliance, and capital improvement projects for all district buildings and properties. The Director ensures that all facilities are safe, clean, functional, and well-maintained to support the educational mission of the school corporation and provide a positive learning and working environment for students, staff, and the community.</p> <p>Essential Duties and Responsibilities:</p> <p>Leadership & Management:</p> <ul> <li>Develops and implements departmental goals, objectives, policies, and procedures. </li><li>Directly supervises, trains, evaluates, and coordinates the work of maintenance, custodial, and grounds staff (including supervisors, if applicable). </li><li>Fosters a culture of teamwork, safety, efficiency, and customer service within the department. </li><li>Establishes work schedules, assigns tasks, and monitors performance to ensure efficient operations. </li><li>Handles personnel matters within the department, including recommendations for hiring, discipline, and termination, in accordance with district policy. </li></ul> <p>Maintenance & Operations:</p> <ul> <li>Develops and manages a comprehensive preventative maintenance program for all building systems (HVAC, plumbing, electrical, structural, life safety, etc.) and equipment. </li><li>Oversees the prompt and efficient completion of corrective maintenance and repair requests. </li><li>Manages the operation and maintenance of district maintenance and grounds vehicles and equipment assigned to the department. </li><li>Coordinates and oversees the work of external contractors and vendors for specialized repairs or services. </li></ul> <p>Custodial Services:</p> <ul> <li>Establishes and monitors standards for cleanliness and sanitation across all district facilities. </li><li>Oversees the scheduling and performance of routine and deep cleaning tasks. </li><li>Manages the inventory and procurement of custodial supplies and equipment. </li></ul> <p>Groundskeeping:</p> <ul> <li>Oversees the maintenance and care of all school grounds, including lawns, landscaping, athletic fields, playgrounds, parking lots, and sidewalks. </li><li>Manages snow removal and ice control operations to ensure safe access during winter months. </li><li>Ensures compliance with environmental regulations related to grounds care (e.g., pesticide application). </li></ul> <p>Budget & Resource Management:</p> <ul> <li>Develops, justifies, and manages the annual budget for the Buildings and Grounds department, including staffing, supplies, equipment, utilities, and contracted services. </li><li>Monitors expenditures and ensures fiscal responsibility. </li><li>Develops, along with the Assistant Superintendent for Business and Operations, specifications for bids and quotes; oversees the procurement process for departmental supplies, equipment, and services according to district policy. </li><li>Manages utility consumption and implements energy conservation measures. </li></ul> <p>Capital Planning & Project Management:</p> <ul> <li>Assists administration in developing long-range facility plans and identifying capital improvement needs. </li><li>Manages and oversees renovation, remodeling, and minor construction projects, potentially coordinating with architects, engineers, and construction firms. </li><li>Ensures projects are completed on time, within budget, and according to specifications. </li></ul> <p>Safety & Compliance:</p> <ul> <li>Ensures all facilities and operations comply with federal, state, and local laws, codes, and regulations (e.g., OSHA, EPA, ADA, fire codes, health codes). </li><li>Conducts regular safety inspections of facilities and equipment. </li><li>Manages environmental health and safety programs (e.g., asbestos management, indoor air quality). </li><li>Coordinates emergency preparedness and response related to facility issues (e.g., power outages, water main breaks, storm damage). </li><li>Maintains required records and prepares necessary reports for regulatory agencies. </li></ul> <p>Communication & Collaboration:</p> <ul> <li>Serves as the primary point of contact for facility-related issues. </li><li>Communicates effectively with school principals, district administrators, staff, students, parents, and community members. </li><li>Attends board meetings and other relevant meetings as required. </li></ul> <p>Supervisory Responsibilities:</p> <p>Directly supervises the Physical Plant Manager, Day Shift Custodial Manager, Second Shift Custodial Manager and Grounds Manager. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.</p> <p>Qualifications:</p> <ul> <li>Education: </li><li>Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration, or a related field is preferred. </li><li>High School Diploma or GED required. </li><li>Significant relevant experience may be considered in lieu of a degree. </li><li>Experience: </li><li>Minimum of five (5) to seven (7) years of progressively responsible experience in facilities management, maintenance operations, or construction, including significant supervisory experience. </li><li>Experience managing multiple facilities/sites strongly preferred. </li><li>Experience in a K-12 school setting or public sector environment is highly desirable. </li><li>Proven experience in budget development and management. </li><li>Experience with project management. </li><li>Skills & Knowledge: </li><li>Comprehensive knowledge of building systems (HVAC, electrical, plumbing, carpentry, roofing, etc.). </li><li>Thorough understanding of custodial and groundskeeping principles and practices. </li><li>Knowledge of applicable federal, state, and local laws, codes, and regulations related to facility management, safety, and environmental compliance. </li><li>Strong leadership, management, and interpersonal skills. </li><li>Excellent organizational, planning, and problem-solving abilities. </li><li>Proficiency in budget management and procurement processes. </li><li>Ability to read and interpret blueprints, schematics, and technical manuals. </li><li>Strong written and verbal communication skills. </li><li>Proficiency with computer applications, including Microsoft Office Suite, and familiarity with Computerized Maintenance Management Systems (CMMS). </li><li>Licenses & Certifications: </li><li>Valid Driver's License required. </li><li>Ability to pass required background checks. </li><li>Relevant certifications (e.g., Certified Facility Manager - CFM, Facility Management Professional - FMP, trade licenses) are advantageous. </li><li>Subject to LCSC Drug and Alcohol Testing Policy. </li></ul> <p>Working Conditions & Physical Demands:</p> <ul> <li>Work involves both office environment and hands-on oversight in various school buildings and outdoor settings. </li><li>Frequent walking, standing, climbing, bending, and inspecting facilities and work sites. </li><li>Potential exposure to weather conditions, noise, dust, fumes, and chemicals. </li><li>Must be able to lift and/or move up to 50 pounds frequently. </li><li>May be required to respond to emergencies outside of regular work hours (evenings, weekends, holidays). </li><li>Regular travel between school corporation sites is required. </li><li>Corporation owned transportation will be provided for working hours. </li></ul> <p>Compensation:</p> <p>Competitive salary and benefits package commensurate with qualifications and experience, as established by the School Board.</p> <p>Application Process:</p> <p>Interested candidates should submit an online application at: Lebanon Community School Corporation - Frontline Recruitment</p> <p>Equal Opportunity Employer:</p> <p>Lebanon Community School Corporation is an Equal Opportunity Employer and does not discriminate on the basis of race, color, religion, national origin, sex, disability, age, or any other basis prohibited by law</p> <p>Employee Benefits</p>
