<p>Apply</p> <p>Job Type</p> <p>Full-time</p> <p>Description</p> <p>To supervise, inspect and schedule the repairs and maintenance of the physical structure of the facility, including all furniture and equipment and to make periodic reports concerning problems to administration.</p> <p>Accountability: Maintenance Supervisor, Administrator</p> <p>DUTIES AND RESPONSIBILITIES:</p> <ul> <li>Maintain the safe operations of water, electrical lighting, heating, air conditioning, sewage disposal, and fire alarm systems, as well as the delivery systems for each of these in a safe operating manner. </li><li>Maintaining the building and ensuring that equipment used is safe and operable and that all safety factors are adhered to and safety regulations are met. </li><li>Inspect, service and perform minor repairs on air conditioners, heaters, electrical system, hand rails, wall guards and general carpentry work. </li><li>Service and perform minor repairs on auxiliary power unit. </li><li>Check and maintain the fire alarm system and fire extinguishers. </li><li>Be familiar with the fire and disaster plans. </li><li>Supervise the installation of equipment. </li><li>Monitor contractors for performance. </li><li>Inspect, repair and schedule preventative maintenance. Document accordingly. </li><li>Alternate fire drills at different times on different shifts by rotation and document accordingly. </li><li>Maintain reasonable stock supplies and hand tools. </li><li>Maintain an accurate file system to reflect manufacturer manuals and operating instructions. </li><li>Must be on call for emergency situations. </li><li>Prevents abuse, neglect and exploitation in the elderly. </li><li>Promote a safe, clean environment in which the residents may live. </li><li>Any other duties and responsibilities, as requested by the Supervisor and/or Administrator. </li><li>Become a participating facility team member with the resident as first priority. </li><li>Attend facility meetings. </li></ul> <p>Requirements</p> <p>PHYSICAL REQUIREMENTS:</p> <ul> <li>Hold/handle </li><li>Lift </li><li>Carry </li><li>Reach - at and below shoulder height </li><li>Push/pull </li><li>Grasp and handle - pens, paperwork and small equipment </li><li>Sit, stand and walk </li><li>Twist, bend, stoop, kneel, and squat </li><li>Fine hand motor coordination </li><li>Ability to read and write legibly </li><li>Ability to give and follow instructions </li><li>Climb </li></ul> <p>COGNITIVE AND SENSORY REQUIREMENTS:</p> <p>Talking: Communicating with residents, families, visitors and staff</p> <p>Hearing: To communicate on the phone effectively, Taking instructions from the Administrator, To respond to resident complaints and requests, To respond appropriately to disaster instructions and pages</p> <p>Sight: For performing job effectively and correctly</p> <p>Smell: For accurate detection and maintenance of facility odors</p> <p>Touch: For detecting temperature changes</p> <p>LICENSURE REQUIREMENTS:</p> <p>None.</p> <p>SUMMARY OF OCCUPATIONAL EXPOSURE:</p> <p>Tasks and procedures performed by the employee involve risks classified by CDC as</p> <p>Category II. (Activity performed without blood exposure but exposure may occur in the event</p> <p>of an emergency.)</p> <p>OTHER CONSIDERATIONS AND REQUIREMENTS:</p> <p>Must be able to tolerate a high pace as typical for a nursing facility. Must be able to take and give instructions well and enjoy working with the elderly. Although employee is required for prolonged periods of time, he/she must also be able to tolerate prolonged standing and walking.</p>
