<p>JOB SUMMARY:</p> <p>Under the supervision of the Superintendent/Property Manager, Maintenance Technician perform maintenance, installation, and related activities, including routine carpentry, painting, plastering, minor electrical, minor plumbing, and installing or repairing locks; they assist the maintenance team with the maintenance of upkeeping the grounds, including snow removal, sidewalk cleaning, etc.</p> <p>ESSENTIAL JOB FUNCTIONS: Essential job duties but not limited to the following: (To perform this job successfully, an individual must be able to perform each essential duty listed satisfactorily with or without a reasonable accommodation. Rea sonable accommodations may be made to enable qualified individuals with a disability to perform the essential duties unless this causes undue hardship to the agency.</p> <p>Property Maintenance:</p> <ul> <li>Assists with the renovation/remodeling of offices and apartments by repairing plaster and drywall; prepares surfaces for painting; paints interior and exterior building structures, fixtures, equipment; strips and paints or stains cabinets, doors, and woodwork. </li><li>Assists the Superintendent response to tenant requests for repairs and maintains log of completed and signed tenant work. </li><li>Performs routine installment, maintenance, replacement and repairs of plumbing systems and a variety of plumbing fixtures such as faucets, sinks, and toilets. </li><li>Performs carpentry activities including repairing or replacing doors, locks, and other door hardware. Installs window blinds, assembles furniture, install shelves, assemble tables and chairs. </li><li>Help with seasonal maintenance tasks (e.g., snow removal, landscaping, or preparing heating and cooling systems). </li></ul> <p>Cleaning and Janitorial Services:</p> <ul> <li>Assist with the cleaning and maintenance of the common areas, including but not limited to hallways, stairways, elevators, lobbies, laundry rooms, and restrooms. </li><li>Assist with the trash removal and ensure that trash bins are emptied daily in all common areas. </li><li>Sweep, mop, vacuum, and dust when needed throughout the property. </li></ul> <p>Safet and Security:</p> <ul> <li>Ensure that all common areas are well lit and safe for tenants. </li><li>Wears the proper safety equipment in the appropriate situations including hard hats, eye and ear protection, safety shoes, gloves, face mask and respirator. </li></ul> <p>Customer Service:</p> <ul> <li>Provide excellent customer service to tenants, addressing any concerns related to cleanliness or common area upkeep. </li><li>Communicate professionally with tenants to ensure a positive living experience and maintain a respectful environment. </li></ul> <p>Collaboration and Teamwork:</p> <ul> <li>Work closely with the maintenance team and property manager to ensure the overall upkeep of the property. </li><li>Assist with additional tasks as needed, such as setting up designated spaces for community events or special projects. </li></ul> <p>ESSENTIAL KNOWLEDGE, SKILLS AND ABILITIES:</p> <ul> <li>Committed to active promotion of ICL values and goals. </li><li>Use Microsoft Office Suite (Outlook, Word, Excel, etc.) to collect and analyze information. </li><li>Experience with using Yardi. </li><li>Able to lift about 75 lbs. </li><li>Ability to communicate effectively and professionally in-person and in-writing </li><li>Able to set goals and meet deadlines </li><li>Ability to perform basic repairs in electrical, plumbing, mechanical systems plus carpentry. </li><li>Able to use sound judgement and lead a successful maintenance team </li><li>Create and implement productivity standards. </li><li>Ability to work independently and part of a team. </li><li>Must be proficient at safely using tools associated with the job. </li><li>Has knowledge of building codes and safety standards as set forth by the state and federal governments. </li><li>Ability to establish effective working relationships with a variety of people at all levels in the organization. </li><li>Dependability- ability to report for work as scheduled on a consistent basis </li><li>Must be able to deal effectively with demanding tenants. </li><li>Must be able to walk all over the building, including up and down stairs. </li><li>Ability to understand and adhere to internal and external laws, rules and policies. </li></ul> <p>QUALIFICATIONS AND EXPERIENCE:</p> <p>Must have a High School diploma or equivalency. A minimum of 3 years' experience in building maintenance with knowledge of OSHA standards, general plumbing, electrical, carpentry, sheet rocking, plastering, taping, painting, tiling and woodworking. Experience with Yardi required. Excellent oral and written communication skills. Familiarity with NY local and state plus federal housing laws, especially rent stabilization laws. Bilingual in Spanish and English preferred.</p> <p>PHYSICAL REQUIREMENTS: Employees in this title are required to possess the ability to perform all the essential tasks listed above with or without reasonable accommodations including the following physical demands: An employee in this job title must be able to lift, push, pull and/or move objects weighing up to 75 pounds and have the ability to bend and reach.</p>
