Your positive, professional, and consistent personal interactions make AvalonBay a great place to work.</p> <p>The Role</p> <p>The Superintendent II plays a vital role in supporting senior field leadership in the successful execution of multi-family residential and mixed-use construction projects. This position is responsible for overseeing multiple scopes/trades within projects, with a strong focus on schedule, quality, and safety. The Superintendent II works collaboratively with project leadership to ensure field operations are aligned with project objectives, code compliance, and company standards.</p> <p>Essential Duties and Responsibilities:</p> <ul> <li> <p>Identify root causes of jobsite hazards, delays, and quality concerns; develop and implement solutions to mitigate risks</p> </li><li> <p>Monitor and manage subcontractors as designated by senior field leadership, ensuring productivity, performance, and adherence to schedule</p> </li><li> <p>Partner regularly with Project, Senior, or General Superintendents and Project Managers to review, revise, and update the construction schedule</p> </li><li> <p>Ensure quality control across all trades (including but not limited to framing, roofing, and finishes)</p> </li><li> <p>Attend daily and weekly project meetings to ensure alignment and issue resolution</p> </li><li> <p>Generate, distribute, and track Requests for Information (RFIs)</p> </li><li> <p>Assist in daily inspections and coordination with sub-code officials</p> </li><li> <p>Maintain and document all onsite activities including subcontractor sign-ins and ProCore daily logs</p> </li><li> <p>Provide direct oversight to ensure work is performed safely, on time, within scope, and to established quality standards</p> </li><li> <p>Enforce site safety practices and ensure compliance with OSHA, municipal, state, and federal regulations, as well as company-specific health and safety plans</p> </li></ul> <p>Minimum Qualifications:</p> <p>Education:</p> <ul> <li> <p>High school diploma or equivalent (GED) required</p> </li><li> <p>Vocational or technical school coursework in construction preferred</p> </li></ul> <p>Certifications/Licensures:</p> <ul> <li> <p>Valid driver's license and automobile insurance (as applicable)</p> </li><li> <p>Construction Supervisor License preferred</p> </li><li> <p>OSHA 30-Hour Certification required</p> </li><li> <p>Additional certifications as required by local/state regulations</p> </li></ul> <p>Experience:</p> <ul> <li>Minimum of 5 years of relevant experience in residential construction, with working knowledge across all construction phases and trades </li></ul> <p>Knowledge, Skills & Abilities:</p> <ul> <li> <p>Strong verbal and written communication skills</p> </li><li> <p>Proficiency in ProCore, Bluebeam, Unifier (I-BEAM), and Microsoft Office (Word, Excel, PowerPoint, Project)</p> </li><li> <p>Strong leadership skills with a proven ability to manage teams and schedules under pressure</p> </li><li> <p>Capable of prioritizing and managing multiple tasks in a fast-paced environment</p> </li><li> <p>Knowledge of building codes, documentation packages, and jurisdictional compliance</p> </li><li> <p>Strong problem-solving and analytical thinking capabilities</p> </li></ul> <p>Physical Demands:</p> <ul> <li> <p>Ability to frequently stand, walk, climb, kneel, stoop, crawl, and crouch</p> </li><li> <p>Ability to occasionally lift/push/pull up to 75 lbs</p> </li><li> <p>Must be able to climb stairs/ladders and access rooftops, balconies, and high locations</p> </li><li> <p>Visual and auditory ability to detect and respond to emergency situations</p> </li><li> <p>Must be able to operate standard office equipment and tools as needed</p> </li><li> <p>Manual dexterity to handle materials, tools, and digital devices</p> </li></ul> <p>Working Environment:</p> <ul> <li> <p>Requires occasional evening or weekend work depending on project needs</p> </li><li> <p>Exposure to active construction environments, including noise, dust, and varying temperatures</p> </li><li> <p>Personal Protective Equipment (PPE) and safety training will be provided in compliance with regulations</p> </li></ul> <p>How AvalonBay Supports You</p> <p>We know that our teams are the beating heart of our success and we're committed to showing our appreciation.</p> <p>We offer:</p> <p>Comprehensive benefits - health, dental and vision, 401(k) with company match, paid vacation and holidays, tuition reimbursement, an employee stock purchase plan and more.
