The team collaborates with operators to identify opportunities that drive occupancy, pricing, and overall results. Data-driven insights and field engagement enable agile decision-making that enhances both resident experience and portfolio performance.</p> <p>The Ventas Senior Housing Operational Portfolio (SHOP) group is seeking a dynamic Asset Manager responsible for growing, shaping, and supporting a $1B+ portfolio of senior living real estate.</p> <p>We are seeking an excellent communicator, strategic thinker, team player, revenue-focused operator, and leader who can leverage analytics to translate into opportunity, then partner with on-site teams to drive portfolio NOI. This highly valued member of the Ventas SHOP team will cultivate relationships with top senior living operators in the industry while effectively and efficiently managing an assigned portfolio of communities.</p> <p>The major areas of focus of the Senior Housing Operating Portfolio Asset Manager:</p> <ul> <li>Driving Operating Performance of the Assigned Portfolio: Work with operators to identify areas of opportunity, with high focus on sales strategies and pricing. </li><li>Strategic Portfolio Management: Conduct strategic on-site engagement that adds value to community and regional operational leadership. This includes sharing best practices, pricing insights, sales strategies and data analysis that drives performance. </li><li>Initiative Execution: Ensure excellent execution of revenue, operating model, labor management, pricing, NOI and other optimization initiatives. </li><li>Focus on Leading Indicators: Monitor leading indicators that provide opportunities to influence outcomes, such as sales forecasting, sales metrics, competitor analyses, MSA (Metropolitan Statistical Area) demographic and economic trends, and current events that could impact the industry. </li></ul> <p>Key Responsibilities:</p> <ul> <li>Collaborate with SHOP Portfolio team to align on key initiatives of focus, then tailor strategic operational plan to the needs of the respective portfolio. </li><li>Conduct frequent site visits to partner with on-site teams on delivering superior occupancy performance. </li><li>Focus activities on areas of impact, prioritizing projects that drive performance in the portfolio. Define and establish communication touchpoints with operators based on strategic, targeted outcomes. </li><li>Leverage predictive analytics and community-level performance data to prepare for on-site community visits. </li><li>Attend industry events and conferences, with focus on both interfacing with key leaders from assigned portfolio and developing network. </li><li>Ability to adapt communication style and approach as interactions vary between field employees, mid-level managers, and C-suite executives. </li><li>Key decision making around determining the right market, right asset, right operator. </li><li>Coordinate with Investments Team to transition new investments into the portfolio, operator transitions, monitor and report progress on active development and redevelopment projects within the portfolio, and assist with asset disposition identification and process. </li><li>Lead price volume optimization strategy, oversight, and execution for portfolio. </li><li>Monitor, review, interpret, and communicate portfolio performance. </li><li>Prepare and present ad hoc analysis to Ventas senior leadership team regarding strategic and tactical opportunities for the portfolio. </li></ul> <p>Qualifications:</p> <ul> <li>Bachelor's degree in Finance, Real Estate, or a related field; advanced degree preferred (e.g., MBA). </li><li>5+ years of relevant experience. Backgrounds that may be a strong fit for this role include multi-family asset management, strategic planning, market analysis, senior living operations, private equity, hospitality operations, healthcare real estate, banking, management consulting, project management, or sales operations-particularly where strong business acumen has been demonstrated. </li><li>Must be located in the Chicago, IL, Louisville, KY, or New York, New York surrounding area or willing to relocate for the duration of employment. </li><li>Willingness to adapt and thrive in a blended work environment with 3-days in office, seamlessly transitioning between remote work and in-office operations. </li><li>Exceptional oral, written, and presentation communication skills. Must be able to adapt communication style across a wide range of stakeholders, including on-site staff, sales managers, department leaders, mid-level operations, corporate executives, and C-suite leaders. </li><li>Results-driven mindset with a strong sense of accountability. Demonstrated ability to define and measure success using KPIs and performance metrics. </li><li>Solid foundational knowledge of real estate, financial statements, and accounting concepts. Familiarity with senior living or healthcare sectors is a plus. </li><li>Proven ability to use data and analytics to streamline processes, enhance operations, and increase asset value. </li><li>Strong critical thinking skills and the ability to assess complex business challenges from both financial and legal perspectives to recommend sound, practical solutions. </li><li>Highly organized and effective in fast-paced, team-oriented, and lean environments. </li><li>High emotional intelligence, strong interpersonal skills, and a track record of integrity and relationship-building. </li><li>Willingness to travel up to 60%. </li><li>Must possess a valid driver's license </li><li>Must be legally authorized to work in the United States without need for employer sponsorship now or in the future </li></ul> <p>The estimated base salary range for this position is $120,000 - $200,000 per year. This range reflects a good-faith estimate of the base salary Ventas reasonably expects to pay at the time of posting.
