<p>Job Title: Mortgage Loan Administrator</p> <p>Department: Mortgage and Consumer Lending</p> <p>Reports To: Mortgage and Consumer Lending Manager</p> <p>FLSA Status: Non-Exempt</p> <p>Approval Date: October 17, 2024</p> <p>General Statement of Duties</p> <p>Under general supervision, but in accordance with established policies and procedures, is responsible for processing loan applications to closing (includes new loan applications, and construction loans). Establishes loan files and orders documentation required to process loans. Is accountable for the accuracy and completeness of all loan documentation and for processing loans.</p> <p>Essential Functions</p> <ul> <li>Responsible for the processing of mortgage loans and home equities by utilizing software programs. Specifically, generating Loan Estimate & Closing Disclosures, and sending out verifications, ordering appraisals, Flood Cert, legal work, needs list and any other correspondence to borrower regarding status of loans and all other typing as needed. (Commitment letters, letters to attorneys, brokers, etc.) </li><li>Responsible for meeting all conditions needed for obtaining approval of loans being processed for sale to the secondary market. Update and prepare forms to be sent to investor. </li><li>Processor to redisclose new terms via rate lock agreement and Loan Estimate. </li><li>Prepare loan closing packages as instructed by Loan Officer/Underwriter. Prepare Closing Disclosures to include bank fees and credits. </li><li>All prepared documents are to be reviewed for accuracy prior to finalization and/or distribution to Attorneys, investors or Loan Officers/Underwriter. </li><li>Ensure all new loan files are set up completely and timely according to standard to include all applicable documents as required by loan type (or imaged per guidelines). </li><li>Confirm all loans are complete through use of processing checklists. </li><li>Responsible for running loan APR's (after rates have been priced). </li><li>Maintain up to date knowledge and ability to use the operating system in order to research and resolve issues, solve problems and perform maintenance as needed. </li><li>Responsible for the updating of any application documents as requested by investors or governed by law. </li><li>Prepare Adverse Action as instructed by Loan Officer/Underwriter within required guidelines. </li><li>Provide courteous service in all contacts with clients and outside parties such as brokers, attorneys, etc. </li><li>Cross train for coverage and support in all other departmental functions. </li><li>Processor to be proficient in imaging system (ImageFlow, OnBase Unity) and is responsible to keep all documentation included therein correct and up to date. </li><li>Processor responsible for gathering and clearing all loan conditions outlined in the loan Commitment Letter at the guidance of the underwriter. </li><li>Prepare loan funding documentation to be verified by settlement agent and provided to closer prior to closing. </li><li>Backup processor for consumer loans and loan modification requests. </li></ul> <p>Supervisory Responsibilities</p> <p>No direct supervision.</p> <p>Skills and Competencies</p> <ul> <li>Ability to communicate effectively and professionally in both written and oral communication </li><li>Ability to understand and apply basic mortgage lending calculations, together with general math skills is required. </li><li>Performs all duties conforming with Bank Policies and Procedures surrounding Regulatory Compliance, including BSA/AML regulations and requirements. </li></ul> <p>Position Type/Work Schedule</p> <p>Full time, 40 hours per week, Monday through Friday</p> <p>Work Environment</p> <p>This job operates in a professional office environment. This role routinely uses standard office equipment.</p> <p>Physical Demands</p> <p>Sit or stand for long periods of time, bending, lifting, and extensive keyboarding.</p> <p>Training and Compliance</p> <p>Specific compliance training is assigned for this position upon hire, transfer and annually. It is expected that all assigned training will be completed in the time allotted.</p> <p>Minimum Qualifications</p> <ul> <li>HS diploma or GED required </li><li>BS or AA degree in business, finance or accounting preferred. </li><li>A minimum of two years' experience in a banking position with progressively increasing responsibilities is required in lieu of a formal education. </li><li>Strong organizational skills, the ability to prioritize and attention to detail required. </li></ul> <p>Other</p> <p>This job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job.
