<p>Job Description:</p> <p>The Utilities / Buildings and Ground Lead is responsible for the efficient operation, maintenance, and management of all facility utilities-including boiler systems-buildings, and grounds. This role also leads the Mars Supply Excellence (MSE) Preventive Maintenance (PM) Pillar initiatives and manages contractor relationships to ensure high-quality, safe, and compliant facility operations.</p> <p>What are we looking for?</p> <ul> <li>Bachelor's degree in Facility Management, Engineering, or related field (preferred). </li><li>5+ years of experience in facility maintenance, utilities management, or related roles. </li><li>Demonstrated experience in boiler operation, maintenance, and troubleshooting (steam and/or hot water systems). </li><li>Boiler Operator's License or equivalent certification (as required by local regulations) is highly preferred. </li><li>Experience leading Mars Supply Excellence (MSE) Preventive Maintenance programs. </li><li>Proven experience in contractor management, including vendor selection, compliance, and performance oversight. </li><li>Strong knowledge of building systems, utilities, and grounds maintenance best practices. </li><li>Experience with computerized maintenance management systems (CMMS). </li><li>Excellent leadership, communication, and organizational skills. </li><li>Ability to interpret technical documents, blueprints, and regulatory requirements. </li><li>Certification in facility management or relevant technical fields (e.g., HVAC, electrical) is a plus. </li></ul> <p>What will be your key responsibilities?</p> <p>Utilities Management</p> <ul> <li>Oversee the operation and maintenance of facility utilities, including boilers, HVAC, electrical, plumbing, water supply, waste management, and compressed air systems. </li><li>Manage boiler operations, including start-up, shutdown, monitoring, and troubleshooting of steam and hot water boiler systems. </li><li>Ensure boilers are operated in compliance with all safety codes, environmental regulations, and manufacturer guidelines. </li><li>Conduct regular inspections, preventive maintenance, and repairs on boilers and associated equipment (e.g., pumps, valves, controls). </li><li>Monitor utility consumption and implement initiatives to optimize efficiency and reduce costs. </li><li>Coordinate with external vendors and contractors for specialized maintenance and repairs. </li><li>Ensure compliance with local, state, and federal regulations regarding utility systems, including boiler certifications and inspections. </li></ul> <p>Mars Supply Excellence (MSE/TPM) PM Pillar Responsibilities</p> <ul> <li>Lead the Mars Supply Excellence (MSE) Preventive Maintenance (PM) Pillar by developing, implementing, and continuously improving PM strategies for utilities, buildings, and grounds. </li><li>Collaborate with cross-functional teams to ensure PM schedules are optimized for reliability and minimal downtime. </li><li>Analyze maintenance data and KPIs to identify trends, gaps, and opportunities for improvement. </li><li>Drive root cause analysis and corrective actions for recurring maintenance issues. </li><li>Facilitate training and awareness programs to embed PM best practices within the maintenance team. </li><li>Ensure documentation and compliance with MSE standards and site-specific maintenance protocols. </li></ul> <p>Buildings Maintenance</p> <ul> <li>Manage preventive and corrective maintenance programs for all facility buildings. </li><li>Conduct regular inspections to identify and resolve structural, mechanical, or electrical issues. </li><li>Supervise repairs, renovations, and upgrades to ensure minimal disruption to operations. </li><li>Maintain records of maintenance activities, inspections, and repairs. </li></ul> <p>Grounds Management</p> <ul> <li>Oversee landscaping, snow removal, pest control, and general upkeep of facility grounds. </li><li>Ensure grounds are safe, clean, and aesthetically pleasing. </li><li>Manage contracts and relationships with grounds maintenance service providers. </li></ul> <p>Contractor Management</p> <ul> <li>Manage the selection, onboarding, and performance monitoring of contractors engaged for utilities, building maintenance, and grounds services. </li><li>Ensure contractors comply with Mars safety standards, environmental policies, and regulatory requirements. </li><li>Coordinate contractor schedules to align with operational needs and minimize disruptions. </li><li>Conduct regular contractor audits and safety reviews. </li><li>Maintain clear communication channels between contractors, internal teams, and management. </li><li>Facilitate contractor training and orientation on site-specific procedures and policies. </li></ul> <p>Safety & Compliance</p> <ul> <li>Ensure all work is performed in accordance with company safety standards and regulatory requirements (e.g., OSHA, ASTM). </li><li>Maintain up-to-date boiler operating permits and ensure all inspections are completed on schedule. </li><li>Conduct safety audits and risk assessments for utilities, buildings, and grounds. </li><li>Lead emergency response efforts related to facility infrastructure. </li></ul> <p>Team Leadership</p> <ul> <li>Supervise and train maintenance staff and groundskeepers. </li><li>Provide specialized training on boiler operation and safety procedures. </li><li>Assign tasks, monitor performance, and provide feedback. </li><li>Foster a culture of continuous improvement and safety. </li></ul> <p>Budget & Planning</p> <ul> <li>Develop and manage budgets for utilities, building maintenance, and groundskeeping. </li><li>Plan and execute capital projects related to facility infrastructure, company bonus.</p> </li></ul> <p>The base pay range for this position at commencement of employment is between the range listed below, however, base pay offered may vary depending on multiple individualized factors, including but not limited to job-related knowledge, skills, and experience. The total compensation package for this position will include variable pay, medical and dental benefits, participation in 401k plan, and paid time off benefits. Details of participation in these benefit plans will be provided if an applicant receives an offer of employment.</p> <p>The pay range shown is applicable to all US locations listed within the job posting:USD 37.84 - USD 52.03</p>
