<p>POSITION: Director of Operations</p> <p>COMPENSATION: Pursuant to applicable regulations, if this job is performed in a relevant State, the salary range is $150,000-$190,000 plus bonus potential. Eligible to participate in the company benefits plan. We offer health, vision, dental, and pet insurance. We offer a 401(k) retirement plan, student loan assistance, licensing and continuing education reimbursement, parental leave, and housing allowances or gifts.</p> <p>REPORTS TO: Vice President, Operations</p> <p>SUMMARY:</p> <p>Within the strategic vision set forth by the VP of Operations,, the Operations Director is responsible execution of tactical operations and the overall performance of the assigned cells. In close collaboration with the VP of Operations, the incumbent will share responsibility for the performance, development, and compliance of the individual cell leaders (Portfolio Managers) and for the properties making up multiple cells within a broader group.</p> <p>RESPONSIBILITIES (Including but not limited to)</p> <p>Portfolio / Cell(s) Oversight:</p> <ul> <li> <p>Ensure adherence to the responsibilities and obligations of the Company's Property Management Agreements (PMAs) in close collaboration with the VP of Operations and with the CGC legal and compliance teams</p> </li><li> <p>Maintain existing strong working relationships with internal constituents and counterparts to effectuate efficient and productive collaboration under the direction of the vice president, operations</p> </li><li> <p>Participate internally and demonstrate the value externally of other affiliated Cardinal Group Companies, including TURN, Agency Fifty3, and Cardinal Group Construction.</p> </li><li> <p>Provide direction and mentorship to subordinate team members to ensure their successful onboarding and ongoing personal development throughout their professional journey at Cardinal group, putting emphasis on the company's culture of excellence, rooted in diversity, equity, and inclusion.</p> </li><li> <p>With direction from the VP of Operations, engage with cell leaders in the preparation of annual operating and capital budgets, marketing, and business plans for all communities under direct management, monitor monthly and quarterly financial performances, and ensure accurate and timely reporting to clients.</p> </li><li> <p>Assist in the on-boarding of new Portfolio Managers, including leading the preparation and execution of the Onboarding Agenda and continued mentoring of new PMs to identify and provide any additional training or support needed through their first 90 days of employment.</p> </li><li> <p>In alignment with the VP of Operations' vision for the assigned cells, implement, execute on, and revise detailed sales, leasing, and operational plans, programs, and processes that lead initiatives to achieve occupancy and revenue goals.</p> </li><li> <p>Exhibit a strong understanding of housing markets across the country; understand trends, economic cycles, and new development; and proactively adjust to changing conditions</p> </li><li> <p>With direction from the VP of Operations, Ensure client satisfaction with CGM, to be measured by NPS surveys</p> </li><li> <p>Analyze the performance of regular inspections of communities to ensure proper curb appeal, leasing and maintenance operations, and delivery of our brand promise to residents, team members, and the community at large.</p> </li><li> <p>Assist in the implementation of resident retention programs; evaluate the efficiency of programs and make recommendations for improvement as needed.</p> </li><li> <p>Ensure compliance with all policies and procedures established by CGM for the administration of the properties and the company.</p> </li><li> <p>Ensure that all organizational policies, procedures, and practices follow professional and regulatory standards and further organizational success.</p> </li></ul> <p>Leadership & Development:</p> <ul> <li>At the direction of the VP of Operations, monitor team performance and act as the leader for all corrective action, team member development, and performance reviews in accordance with company policy. </li><li>Within the broader framework of CGC performance management and at the instruction of the VP of Operations, develop, assign, and monitor subordinate team quarterly goals and objectives, including the documentation of measurable performance targets for the Cell Portfolio Team. </li><li>Motivate the team through positive recognition and strong leadership giving emphasis on the company's Culture of excellence, rooted in diversity, equity, and inclusion. </li><li>Perform essential direct management function duties such as hiring, training, coaching, succession management, performance management, salary administration, career development, disciplinary counseling, and termination of subordinates. </li><li>In close collaboration with the VP of Operations, communicate regularly with the company at large, addressing portfolio performance and other relevant, seasonal topics. </li><li>Manage a team of Portfolio Managers directly, including hiring and onboarding needs through the first 90 days of employment. </li><li>Liaise between the assigned cell team and the VP of Operations to consolidate feedback, and provide updates on operations, process policy updates, and standard operations procedures. </li></ul> <p>Client Services & Business Development:</p> <ul> <li>Develop and maintain strong business relationships with property ownership, oversee property management review, and create and manage or participate in investor/owner communications and reporting </li><li>Establish and Maintain mechanisms for consistent client engagement and feedback, and score said feedback based on customer service, portfolio and/or property performance, and other pertinent metrics. </li><li>Work with existing clients to identify and convert opportunities for expanded engagement of CGM and/or ancillary services through CGC-affiliated companies. </li><li>Participate in new business activities, as required from time to time </li><li>Take part in due diligence efforts on new acquisitions, directly overseeing areas focused on operations. </li><li>Represent Cardinal Group Management at conferences and seminars and in industry publications, forums, and podcasts as a brand ambassador and industry expert. </li></ul> <p>QUALIFICATIONS:</p> <ul> <li>7+ years of experience in the multifamily industry with an emphasis on portfolio operations of over 7,500 units. </li><li>Leadership Skills - internally motivated leader with a proven ability to see the vision and drive frequent and continuous organizational change to provide exceptional results </li><li>Communication Skills - has excellent verbal and written communication skills </li><li>Results-Oriented - has a track record of delivering quantifiable results to the organization </li><li>Operations Management Skills - a proven ability to identify, collect and analyze operations performance data, market research data, and other related data to improve performance </li><li>Proven success in financial management, team development, and performance management. </li><li>Project Management Skills - proven ability to formulate and execute tactical organizational and operational plans to improve performance and support Company goals. </li><li>Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary internal and external customer service. </li><li>Ability to work independently and to carry out assignments to completion within parameters of instructions given prescribed routines, and standard accepted practices. </li><li>Independent sound decision-making and problem-solving skills </li><li>Ability to provide technical assistance on complex compliance issues in a simple and accurate manner to ensure compliant and quality application </li><li>Bachelor's degree required; Master's degree preferred. </li><li>Ability to travel routinely so as to fulfill job responsibilities </li><li>Ability to embody the Cardinal Culture and Cardinal Core Values every day and must represent the company in a professional manner at all times. </li></ul> <p>WORK ENVIRONMENT / PHYSICAL DEMANDS:</p> <p>The work environment characteristics described here are representative of those a Team Member encounters while performing the essential functions of this job. The Team Member must be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds.
