You'll join a dynamic team committed to maximizing the potential of each of our communities - by driving constant improvements via redevelopment and capital projects.</p> <p>Job Responsibilities:</p> <ul> <li> <p>Responsible for developing the scope, design, program, and project management plans for all construction projects within assigned region and owns implementation and execution of these projects from start to finish.</p> </li><li> <p>Responsible for developing the budgets for all construction projects within assigned region and completes job cost analysis and monthly reporting to track actual job costs and variances.</p> </li><li> <p>Responsible for drafting and issuing RFP's and bid packages for project design and construction.</p> </li><li> <p>Responsible for managing external architectural and engineering consultants, communicating stakeholder and leadership program and design requirements, and ensuring key design phase milestones adhere to expected project timelines.</p> </li><li> <p>Coordinates plan approvals and permitting to adhere to project requirements and schedules.</p> </li><li> <p>Identifies and evaluates potential contractors, analyzes bids, negotiates contracts, and manages relationships with vendors and contractors to complete projects on schedule, on quality, and on budget.</p> </li><li> <p>Responsible for hiring, training, and daily general management of redevelopment and capital projects team members within assigned region.</p> </li><li> <p>Oversees and/or manages all projects within assigned region to approved budget and timeline, while meeting / exceeding all quality control standards.</p> </li><li> <p>Provides regular detailed forecasting and reporting for all construction projects within assigned region. Inclusive of, but not limited to; resource allocation, project status, completion projections, any variances from contract documents, pace and budget, and forecasting of future needs to reach project completion.</p> </li><li> <p>Constantly monitors and communicates project related issues, scope changes, variances and contingencies that may arise during the construction of each project to senior leadership.</p> </li><li> <p>Ability to identify and facilitate executable solutions to any project challenges that arise.</p> </li><li> <p>Manages proactive and consistent communication with field team members to ensure their awareness of product or program changes and schedule variances.</p> </li><li> <p>Performs other quality control functions as needed.</p> </li><li> <p>Completes other projects as directed and assigned.</p> </li></ul> <p>Who you are:</p> <ul> <li> <p>Bachelor's degree in Construction Management, Architecture, Engineering or a related field is required.</p> </li><li> <p>A minimum of ten (10) years of construction project management experience is required. Prior redevelopment and/or new development experience with a multifamily developer and/or general contractor is desired.</p> </li><li> <p>Aptitude to acquire general construction and legal knowledge with respect to multi-family and commercial building codes, materials, product specifications and costs.</p> </li><li> <p>Experience in owner operated development / construction desired but not required.</p> </li><li> <p>Work requires ability to read and interpret construction plans and documents.</p> </li><li> <p>Work requires proficiency with Microsoft Excel, Word, PowerPoint, and Microsoft Project.</p> </li><li> <p>Work requires strong analytical, problem-solving, critical thinking, and organizational skills, and attention to detail.</p> </li><li> <p>Work requires leadership aptitude and ability to lead and direct others.</p> </li><li> <p>Work requires strong business acumen, budgeting and financial analysis skills.</p> </li><li> <p>Work requires excellent verbal and written communication skills.</p> </li><li> <p>Work requires outstanding customer service and experience skills and delivery, in partnership with both internal and external customers.</p> </li><li> <p>Work requires the ability to work in a dynamic, fast-paced environment and manage multiple projects and priorities at the same time.</p> </li></ul> <p>How We'll Take Care of You:</p> <p>At LC, we pride ourselves on taking care of our team members.
