<p>Job Title: SuperintendentJob Description</p> <p>Join our dynamic team as a Superintendent in Richmond, where you will play a vital role in overseeing the construction of several hotel projects. We are seeking a mid-level professional with significant commercial experience to lead these exciting builds.</p> <p>Responsibilities</p> <ul> <li>Ensure all start packages are complete and accurate before construction begins. </li><li>Ensure construction activity follows the established plan and schedule. </li><li>Maintain current lead times for contractors and suppliers. </li><li>Properly schedule and oversee the completion of all municipal inspections. </li><li>Ensure cycle time goals are being met. </li><li>Follow company processes for internal in-lines and quality inspections. </li><li>Ensure all material deliveries are scheduled properly to avoid theft and damage. </li><li>Make certain material deliveries are accurate regarding quality and quantity. </li><li>Properly communicate material variances and returns per company policy. </li><li>Review applicable job-specific information with contractors prior to starting. </li><li>Enforce all contractors, scopes of work, policies, and procedures. </li><li>Maintain a mutually beneficial relationship with contractors. </li><li>Provide written and verbal feedback on contractor performance. </li><li>Communicate any conflicts with Operations Manager. </li><li>Maintain established standards for community appearance. </li><li>Enforce all job site rules and regulations. </li><li>Maintain general construction budgets. </li><li>Ensure all bills are approved only after completion of work. </li><li>Ensure all job site waste is properly controlled. </li><li>Make certain any back-charge process is being upheld. </li><li>Help establish, develop, and utilize an effective written feedback system to improve plans, correct estimates, reduce recurring warranty and unwanted costs. </li><li>Make certain all construction sites are walked daily. </li><li>Adhere to all phases of established quality control systems. </li><li>Enforce quality standards for material and workmanship. </li><li>Ensure all established processes and systems are followed. </li><li>Have full knowledge of all scopes of work, contracts, codes, and blueprints. </li><li>Stay current on all codes and code changes. </li><li>Serve as a representative of the company and maintain a high level of ethics and professionalism in all interactions. </li><li>Maintain necessary schedule to complete job responsibilities. </li></ul> <p>Essential Skills</p> <ul> <li>10+ years of experience in commercial construction as a Superintendent. </li><li>Experience with commercial projects valued at $10M+. </li><li>Ability to work independently. </li></ul> <p>Additional Skills & Qualifications</p> <ul> <li>5+ years of experience as a Commercial Superintendent. </li><li>Ground-up commercial experience. </li><li>Experience with projects valued at $1-5M+. </li><li>Experience on hotel builds is a plus. </li><li>Proficiency in construction management, blueprint reading, private construction, project scheduling, construction supervision, and subcontractor management. </li></ul> <p>Work Environment</p> <p>The role involves working primarily outside with hours from 8:00 AM to 4:30 PM.
