<p>Work Location: Building, All locations</p> <p>Division/Department: Facilities</p> <p>Reports to: Facilities Manager</p> <p>X Full-time (Flexible)</p> <p>Exempt</p> <p>Essential Duties & Responsibilities:</p> <p>Maintenance Tech II position performs a variety of equipment and building maintenance repairs including: cleaning and housekeeping, event support, grounds keeping, pool operations, basic electrical, plumbing, HVAC, painting & carpentry and other tasks as assigned. Works to maintain high standards of cleanliness and in pristine repair throughout the building, to ensure that members, employees and visitors enjoy a safe, comfortable and welcoming environment.</p> <p>Perform daily building inspections of equipment and building appearance, looking for anything that is out of place or work that needs to be completed.</p> <p>Perform scheduled tasks and maintain detailed records of work performed in the work order system.</p> <p>Understand the JCC emergency codes and responsibilities of staff to respond to emergencies.</p> <p>Be aware of and report safety and maintenance concerns.</p> <p>Maintain compliance with all JCC policies and Facilities department procedures.</p> <p>Maintain daily assigned schedule (See Attached duty schedule) and enter Work Orders daily.</p> <p>Maintain communication with direct Supervisor regarding duties, problems, security issues, etc.</p> <p>Education and/or Work Experience Requirements:</p> <p>Must be able to demonstrate a working knowledge of basic commercial building maintenance skills, including: electrical, plumbing, HVAC, painting & carpentry.Must work safely and independently with limited supervision.</p> <p>Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service.</p> <p>Works independently, understanding instructions, drawings, procedures and can work as a team member.</p> <p>Ability to work to carry out assignments to completion working within parameters given, prescribed routines, and standard accepted practices.Communicating to immediate supervisor if problems or issues arise.</p> <p>Must be able to cooperate, assist and support, and get along with the rest team.</p> <p>Must understand how to enter work orders electronically and time stamp duties.</p> <p>Physical Requirements:</p> <p>Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.</p> <p>Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards.</p> <p>Must be able to lift and carry up to 50 lbs.</p> <p>Must be able to climb ladders to perform work.</p> <p>Must be able to move snow seasonally, as required, working in inclement weather conditions.</p> <p>Must be aware of industry safety standards and maintain strict adherence to wearing all PPE supplied.</p> <p>SLC JCC FACILITIES DEPARTMENT</p> <p>Maintenance Tech II</p> <p>DUTIES & RESPONSIBILITIES</p> <p>GENERAL (ALL STAFF)</p> <ul> <li>Answer service requests and emergency maintenance requests as directed by the Facilities Manager. </li><li>Be aware of safety and appearance concerns throughout the building and grounds at all times. </li><li>Take preventative measures to keep building equipment running, correct and report issues as they develop, entering a work order if required. </li><li>Understand emergency codes and responsibilities of staff to respond to building emergencies. </li></ul> <p>SCHEDULE</p> <p>40 Hours full time with benefits</p> <p>5 Days per week, must be flexible (hours subject to change with season, events, and or vacation coverage, etc.)</p> <p>DAILY ASSIGNMENTS</p> <ul> <li> <p>Daily Building Quality check</p> </li><li> <p>Visually troubleshoot cleanliness issues throughout the building including trash, floors, etc.</p> </li><li> <p>Check work order assignments taking corrective measures, and make repairs as needed.</p> </li><li> <p>Request to purchase and secure delivery of part's and supplies needed for work assignments.</p> </li><li> <p>Make sure building egress routes, throughout the building are safe and accessible.</p> </li><li> <p>Keep workspaces and tools clean, dry and spot free.</p> </li><li> <p>Sweep and mop floors as necessary to maintain a safe, dry and attractive appearance.</p> </li><li> <p>Training junior staff members, as needed.</p> </li><li> <p>Document and inform immediate supervisor of any and all changes made.</p> </li><li> <p>Keep all public and office areas comfortable, pristine in appearance and in good repair:Social Hall - Dance Floor - Kitchen - Rotunda--School areas and workout areas.</p> </li><li> <p>Cover Events (as required) and set up or tear down tables, chair and audio equipment.</p> </li><li> <p>Assist with exterior projects and aesthetics:Raking, Planter Beds, Mowing, Weeds, etc.Picking up random trash around property.</p> </li><li> <p>Assist with all maintenance team duties and do your part to ensure success of all projects.</p> </li><li> <p>Check Work Order lists for requested assignments throughout the day.</p> </li><li> <p>Maintain safe winter sidewalks, stairs and playgrounds, shoveling snow and laying down ice melt as a priority each shift during the winter months.</p> </li><li> <p>Communicate well with management and make sure you are understood in all issues.</p> </li></ul> <p>TECH I SKILLS</p> <p>Basic computer skills for email, ADP & Asset Essentials</p> <p>Can read and understand instructions for mixing cleaning product, pool chem readings, etc.</p> <p>Knowledge and adherence to safety standards and PPE requirements</p> <p>Maintain cleanliness of buildings, sweeping, mopping, dusting, high-dusting, graffiti removal, etc., ensuring facilities are clean and safe at all times</p> <p>Drywall repair, painting and patching</p> <p>Change batteries, soap, toilet paper and towel dispenser replenish</p> <p>Ability to remove snow</p> <p>Ability to pull weeds, mow and pick up trash</p> <p>Lifting 50 lbs. as required</p> <p>Attention to detail - building, grounds and safety issues - reporting issues and emergencies to immediate supervisor.</p> <p>TECH II SKILLS</p> <p>All of the above skills, plus:</p> <p>24/7 on-call emergencies for all buildings (rotating schedule)</p> <p>Knowledge of and ability to operate hand tools, power tools and large equipment (floor equipment)</p> <p>Inventory and ability to find supplies/parts/delivery, recommending replacement of all items needed</p> <p>Assist Tech III with HVAC air filter and belt changes</p> <p>Carpentry repair, doors, molding, fixtures cabinets, etc.</p> <p>Assisting with vehicle maintenance repair and safety requirements</p> <p>Light plumbing repairs, faucet replacement, Skink pipe repairs, water isolation, caulking</p> <p>Light electrical repairs, switches, breakers, mulit-meter and dummy stick skill</p> <p>General Maintenance and Safety code issues, CO2/Smoke Detectoers, Exit signs and fire extinguisher.</p> <p>Ability to teach junior technicians skills, and demonstrate proper safety and PPE use</p> <p>Minimum 1 year at Tech I</p> <p>TECH III SKILLS</p> <p>All of the above skills, plus:</p> <p>Assist in maintaining building systems, HVAC, Fire Alarm, Chiller, Cooling Towers, etc.</p> <p>Effective communication, mentoring and computer literacy skill, responding to all calls as needed</p> <p>Electrical maintenance of exterior lights and fixtures, teaching others to maintain interior lighting</p> <p>Plumbing repair, toilets, sinks, showers, mixing valves, pumps, irrigation and pipe fitting</p> <p>Small engine repair, mowers, snow blowers, tractor, etc.</p> <p>Assisting in Preventative Maintenance repair scheduling</p> <p>Building controllers and Facilities Explorer - knowledge of BMS controls and train Tech II</p> <p>Testing and recommending new maintenance products, suppliers, best practices, supervise</p> <p>Minimum Qualifications:</p> <p>See above</p>
