A Parks Landscape & Building Maintenance Worker I may be assigned to any maintenance division in the Parks & Community Services Department.</p> <p>Distinguishing Characteristics</p> <p>The Parks Landscape & Building Maintenance Worker I classification is the entry-level position within the Parks Landscape & Building Maintenance series. Employees within the Parks Landscape & Building Maintenance Worker I class typically require direct supervision and perform a variety of unskilled and semi-skilled tasks. Employees in this class perform the more routine tasks and duties assigned and assist higher-level staff in performing the more complex and difficult tasks. Employees are not expected to perform with the same independence and judgment on matters allocated to the Parks Landscape & Building Maintenance Worker class.</p> <p>Representative Duties / Qualifications</p> <p>The representative duties listed include essential and marginal functions that vary by position. Individuals with disabilities will be considered for placement into positions in this class based upon an assessment of the essential functions of the particular position.</p> <p>Employees will initially assist journey level employees with, and eventually perform after successful training, the following examples of duties:</p> <p>ESSENTIAL FUNCTIONS OF THE POSITION:</p> <p>Building Maintenance Crew:</p> <ul> <li>Performs a variety of unskilled and semiskilled work on City buildings and structures; constructs framing, floors and roofing, repairs walls and replaces broken windows and glass; constructs and installs doors; builds articles of wood such as platforms or podiums; repairs and installs various types of wood cabinets, counters, shelving, and repairs stairways; maintains carpentry equipment and tools. </li><li>Performs minor electrical repair work; installs electrical outlets, lines, switches, conduits, circuits and circuit breakers, voltage regulators and related electrical equipment, plugs and switches; operates, troubleshoots, replaces parts and makes maintenance repairs to air conditioning, heating, and other stationary building equipment; wires and maintains lighting and other circuits in various types of buildings; maintains electrical equipment and tools; replaces light bulbs. </li><li>Performs semiskilled plumbing maintenance work; replaces and repairs, inspects, installs, alters and maintains plumbing systems and fixtures, including minor repairs to water, sewer and gas lines, valves, drains, sinks, toilets, faucets, pipes, drains and other plumbing installations; clear clogged sewer and water lines; maintains plumbing equipment and tools. </li><li>Builds forms and mixes, pours, and finishes concrete. </li><li>With the proper certification operates and maintains pool and recreation facilities to include chemical monitoring and proper chemical balancing, coating filters and other pool maintenance duties. </li><li>Prepares work for painting by cleaning surfaces, patches, fills, tapes, textures and sands, paints building and structure interiors and exteriors, applies paint, varnishes and lacquers by using brushes, rollers, or spray equipment; mixes paint; does sign lettering on wood; maintains painting equipment and tools; provides information on the time and materials it took to complete the job. </li><li>Performs building cleaning work including scrubbing, mopping, sealing, and waxing floors and cleaning and disinfecting bathrooms. </li><li>Maintains and dispenses building and office supplies. </li><li>Performs other building maintenance duties as assigned. </li></ul> <p>EXPERIENCE AND EDUCATION:</p> <p>Any combination equivalent to experience and education that would likely provide the required knowledge and abilities would be qualifying. A typical way to acquire the knowledge and abilities would be:</p> <p>Experience:</p> <p>A minimum of one year of work experience in building maintenance, landscape, horticulture, construction, electrical and/or mechanical disciplines.</p> <p>and</p> <p>Education:</p> <p>Equivalent to completion of the twelfth grade.</p> <p>LICENSES AND/OR SPECIAL REQUIREMENTS:</p> <ul> <li>Possession of a valid and required appropriate California Driver's License (Class C) issued by the State Department of Motor Vehicles. </li><li>Must be willing to work outdoors and in all weather conditions and with exposure to traffic and potentially hazardous substances; may be required to work outside of normal business hours. </li><li>Must be able to perform heavy manual labor associated with assigned maintenance tasks which may include lifting objects weighing up to 100 pounds. </li></ul> <p>Those assigned to Building Maintenance must obtain their Certification in Pool Operation (CPO) within 12 months of appointment to this class, plus any State-mandated certification for this position. Successful completion of the certification process is required to pass probation and have the opportunity to advance to the Parks Landscape & Building Maintenance Journeyman.</p> <p>After one year completion at the Parks Landscape & Building Maintenance Worker I classification, an incumbent may be considered for promotion to the Parks Landscape & Building Maintenance Journeyman classification based on: performance evaluations, skill level and performance; and with the recommendation and approval of the Department Head and the City Manager. Placement, or promotion, to a Parks Landscape & Building Maintenance Journeyman requires passing the city of Benicia proficient test, which encompasses practical testing in applicable division of the Parks and Community Services Department. Tests will be offered annually.</p> <p>WORKING CONDITIONS</p> <p>Work involves considerable physical exertion, including heavy lifting. Most work is done outdoors, and will be performed in all weather conditions including inclement weather. Involves exposure to the hazards associated with working around traffic and heavy equipment.
