Providing training and career development opportunities and emphasizing strong support for our local communities through philanthropic initiatives are essential to our culture.</p> <p>For additional information please visit our website at www.oaktreecapital.com</p> <p>Responsibilities</p> <p>Oaktree's Real Estate Debt team is seeking an Associate or Vice President in our New York or Los Angeles office to support our growing Real Estate Structured Credit platform. The employee will contribute to phases of due diligence, credit analysis, and portfolio management for CMBS and RMBS investments and work across groups to facilitate discussions with clients as well as other Oaktree strategies.</p> <p>Responsibilities include:</p> <ul> <li>Performing quantitative credit analyses of new and existing investments. Including: cash flow modeling, securitization and collateral structure review, relative value analysis </li><li>Conducting market research, including broker calls, historical asset performance, supply-demand drivers </li><li>Preparing investment memoranda, investment presentations, and related deliverables. </li><li>Enhancing quantitative tools to analyze Real Estate Structured Credit investments </li><li>Organizing and driving Real Estate Group initiatives to analyze certain sub-categories of the CMBS market </li><li>Generating fund-level stratifications and analyses. </li><li>Assisting with asset setup, trade booking, and allocations. </li><li>Supporting maintenance of nightly bond pricing and analytics. </li><li>Ad-hoc requests from leadership, investor relations, and cross-functional teams. </li></ul> <p>Qualifications</p> <ul> <li>3+ years of experience in real estate at an asset management company or investment bank. </li><li>Outstanding analytical skills. </li><li>Demonstrated competence in underwriting, valuation, credit analysis, and financial modeling. </li><li>Familiarity with commercial real estate (CRE) loan structures. </li><li>Familiarity with structured credit instruments (CMBS, RMBS, ABS, CLOs) and deal documentation </li><li>Advanced proficiency in Microsoft Excel, Intex and Argus. </li><li>Experience working with large datasets. </li><li>Familiarity with or desire to learn programming languages, such as SQL, is a plus. </li></ul> <p>Personal Attributes</p> <ul> <li>Outstanding initiative and a strong work ethic. </li><li>Excellent written, verbal, and interpersonal communication skills. </li><li>Team-oriented, collaborative, and self-motivated. </li><li>Detail-oriented and a natural problem solver; have the resolve to independently research problems and offer solutions. </li><li>Organized and able to manage multiple projects with differing priorities to meet deadlines. </li><li>Ability to operate independently on short- and long-term goals. </li></ul> <p>Education</p> <p>Bachelor's degree required.</p> <p>Base Salary Range</p> <p>Associate: $150,000 - $160,000</p> <p>Vice President: $250,000 - $275,000</p> <p>In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives, a comprehensive benefits package and a flexible work arrangement.
