<p>Description</p> <p>Job Overview:</p> <p>The Porter/Maintenance Technician maintains an attractive, safe and pleasing environment for residents, which is of the utmost importance in delivering service to the community. They Perform and all regular maintenance and repair duties to interior and exterior of property. Conduct regular inspection of interior and exterior of property and report to management all additional maintenance and repair needs for referral to outside vendors as appropriate. Perform regular cleaning duties, including cleaning debris from common areas, cleaning of various sport courts and pool decks, cleaning floors, washing walls and glass, cleaning restrooms and removing rubbish, as needed. Maintain positive, professional relationships with the community members, as well as management and vendors.</p> <p>Compensation: $25-30/hour</p> <p>FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.</p> <p>Your Responsibilities:</p> <ul> <li>Respond to work requests as assigned. Work requests include but are not limited to painting, carpentry, fence repairs, posting event & meeting signage, etc. </li><li>Once work order as assigned by the General Manager has been completed, add notes to the Connect/Cyan, record hours and close out work request. </li><li>Conduct facility inspections with management and vendors and prepare status reports </li><li>Take initiative to act with minimal supervision </li><li>Recognize and address problems quickly and decisively </li><li>Generate work orders for any maintenance items noted and ensure timely completion of tasks. </li><li>Maintain, repair, and install equipment as required for routine maintenance, emergency repairs or upgrades. </li><li>Provide General Manager with a list of supplies and/or tools that need to be ordered. </li><li>Stock supplies and keep storage closets organized </li><li>Empty, clean and disinfect all trash cans throughout facility and conduct any repairs as needed. </li><li>Clean bathrooms daily and ensure they are well stocked and operable. </li><li>Clean windows throughout clubhouse and office as needed. </li><li>Clean bollard lights throughout facility, weekly </li><li>Blow off Parking lot, pool decks, courts and walkway and remove debris as needed </li><li>Wash down decks and patio furniture. Ensure that all furniture is neatly arranged on pool decks and repairs made as needed. Ensure umbrellas are folded down properly, especially prior to wind events. </li><li>After wind events, which happen frequently, ensure decks, courts and walkways are blown off and clear of debris. </li><li>Rake mulch around playground to ensure level surface. </li><li>Move and arrange furniture and equipment, and set up rooms, for meetings and special events </li><li>Ensure all safety precautions are followed while performing work </li><li>Be courteous and pleasant to community members and vendors at all times, speak with confidence about the boundaries of your role </li><li>Special projects and tasks as assigned by General Manager and/or Board </li></ul> <p>Skills & Qualifications:</p> <ul> <li>High school diploma, Trade school or some college courses </li><li>Ability to follow verbal and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions </li><li>High level of integrity and the ability to function in a team atmosphere. </li><li>Ability to learn software programs for Repair and Preventative Maintenance Service Requests </li><li>Knowledge of basic construction and maintenance tasks </li><li>Ability to operate a variety of hand and power tools, including saws, drills, floor buffer, vacuum, carpet cleaner, power washer and other tools used in building and grounds maintenance </li><li>Knowledge of methods, materials and equipment regularly used in custodial, maintenance and repair work </li><li>Valid California Driver's License and proof of insurance </li><li>May be required to use personal vehicle in the performance of job duties </li><li>Occasional overtime is required </li><li>Consistent and regular attendance is required </li></ul> <p>Physical Requirements & Working Environment: The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.
