The Maintenance Supervisor's primary responsibilities are hands on maintenance of the property including general upkeep and repair to units and the grounds, ensuring the work order tracking system is used and followed up with properly, turn and make ready, supervising the maintenance team, and maintaining excellent resident relations through outstanding customer service. Rotating on call schedule and some weekend availability required.</p> <p>Responsibilities:</p> <ul> <li>Maintain positive resident relations through outstanding service </li><li>Participate in the daily operations of the property </li><li>Train and supervise all Maintenance Team Members </li><li>Vendor negotiation, scheduling and contracting </li><li>The Turn and Make Ready process; Inspect units for Move In readiness </li><li>Conduct regular property health and safety inspections </li><li>Communicate with the General Manager regarding any problems with maintenance or curb appeal that requires further attention </li><li>Respond appropriately to emergencies, according to policies and procedures </li><li>Hold daily meetings to ensure work orders are being assigned and completed </li><li>Maintain adequate inventory of spare parts, materials, etc. while meeting or beating budgetary guidelines </li><li>Support expense control programs by fixing rather than replacing where possible and utilizing warranties where possible </li><li>Develops standards for the cleanliness and overall appearance of the buildings and common areas to ensure that they reflect and represent the high quality of the community and Company's standards </li><li>Inspect work performed by other maintenance team members, vendors, and contractors to ensure highest quality of service and standards are met, including completion of full scope of work </li></ul> <p>Characteristics and Qualifications:</p> <ul> <li>Ensure company policy and state and federal safety and fair housing laws are met </li><li>At least 7 years' experience in apartment or hospitality maintenance ; with 3-5 years' in a supervisory role </li><li>CPO Certified, Required </li><li>HVAC I and II Certification required, mechanical background preferred </li><li>Complete understanding of emergency systems, shutoffs, locations and operations </li><li>Ability to supervise and develop associates and provide feedback and coaching as necessary </li><li>High rise experience, preferred </li><li>Lease-up experience, preferred </li><li>A valid driver's license, good driving record and proof of insurance is required </li><li>Strong organizational, interpersonal, leadership and basic computer skills </li></ul> <p>Benefits:</p> <ul> <li>401(K) Matching </li><li>Dental, Vision, and Health Insurance </li><li>Employee Assistance Program </li><li>PTO and Sick Time </li><li>Cell Phone Allowance </li></ul> <p>Visit our new website https://www.gmhcommunities.com/</p> <p>GMH Communities is an Equal Opportunity Employer</p>
