We are looking for talented and highly-motivated individuals who demonstrate a natural desire to support the meaningful work of community oncologists and the patients we serve.</p> <p>Job Description:</p> <p>The Property Management Accountant is responsible for the financial operations of a portfolio of physician-owned medical office buildings. This role ensures accurate and timely reporting, reconciliations, and accounting support for both property management and asset management teams. The ideal candidate understands commercial real estate accounting, particularly within the healthcare sector, and works collaboratively with ownership, property managers, and third-party vendors.</p> <p>ESSENTIAL FUNCTIONS:</p> <ol> <li>Accounting & Financial Reporting </li></ol> <ul> <li>Prepare and maintain monthly, quarterly, and annual financial reports for each MOB in accordance with ownership requirements. </li><li>Post and review general ledger entries, including property-level accruals and reclasses. </li><li>Perform monthly bank reconciliations for all property accounts. </li><li>Generate and distribute monthly ownership reports and variance analysis. </li><li>Manage and reconcile intercompany transactions and allocations as applicable. </li></ul> <ol start="2"> <li>Accounts Payable & Receivable </li></ol> <ul> <li>Review, code, and process vendor invoices in accordance with budget and service contracts. </li><li>Ensure timely rent collection and tenant billing, including reconciliations for CAM, taxes, and insurance (escalations). </li><li>Maintain aging reports and work with property management on collection efforts. </li></ul> <ol start="3"> <li>Budgeting & CAM Reconciliations </li></ol> <ul> <li>Assist in the preparation of annual property budgets in coordination with asset management and property management teams. </li><li>Prepare annual CAM reconciliation statements and tenant bill-backs in compliance with lease terms. </li></ul> <ol start="4"> <li>Lease Administration & Compliance </li></ol> <ul> <li>Assist Property Manager in tracking lease-related financial obligations, including rent escalations, reimbursements, and abatements. </li><li>Ensure accounting reflects accurate lease information in the property management system. </li></ul> <ol start="5"> <li>Audit & Compliance Support </li></ol> <ul> <li>Support external audits, ownership reviews, and lender reporting with requested schedules and documentation. </li><li>Ensure compliance with internal controls and property ownership structures (including physician investment reporting). </li></ul> <p>KNOWLEDGE, SKILLS & ABILITIES:</p> <ul> <li>3+ years of property accounting experience, preferably in commercial real estate or healthcare facilities. </li><li>Experience with physician partnerships or healthcare tenant environments is a strong plus. </li><li>Familiarity with accounting software such as Yardi, MRI, or QuickBooks, and proficiency in Excel. </li><li>Knowledge of triple-net leases and CAM reconciliations. </li><li>Strong organizational skills, attention to detail, and ability to meet tight deadlines. </li><li>Effective communicator with the ability to explain financials to non-financial stakeholders (e.g., physician owners). </li><li>Understanding of REITs, JV structures, or investments involving physicians. </li><li>Experience in transitioning from outsourced to internal accounting operations is beneficial. </li></ul> <p>EDUCATION & EXPERIENCE:</p> <ul> <li>Education: bachelor's degree in accounting, Finance, or related field required. </li><li>3+ years of property accounting experience, preferably in commercial real estate or healthcare facilities. </li><li>Experience with physician partnerships or healthcare tenant environments is a strong plus. </li></ul>
