<p>About Our Job</p> <p>The Denver Public Library (DPL) is a growing urban library system that serves the City & County of Denver. DPL sees more than 4 million visitors every year across its 27 locations, serves Denver's most vulnerable communities through outreach and mobile services, hosts thousands of programs a year and manages a collection of more than 1.4 million physical and digital materials. We occupy nearly 900,000 square feet of building space and are committed to adding two new library branches in the next few years.</p> <p>We believe a strong library is vital for a strong community. DPL is committed to serving the evolving needs of Denverites through inspired programming, diverse collections, culturally-representative spaces and equitable policies & procedures.</p> <p>ABOUT OUR TEAM</p> <p>The Facilities Operations Department includes; Maintenance, Custodial, Supply Delivery and Grounds Services. The Facilities team is rapidly expanding to meet the needs of our community and internal customers.</p> <p>Our team office is located at the Central Library in downtown Denver; however, the nature of work is system-wide and often requires on-site work and meetings at various DPL branch locations and other city offices.</p> <p>The Facilities Maintenance Department is focusing on implementing a new CMMS / EAM program to improve preventive and predictive maintenance programs, streamline the work order process and track and monitor assets for lifecycle replacement. We are also working alongside the Facilities Planning Design and Construction team to develop and implement a Facilities Master Plan and assist with cap replacement and renovation projects.</p> <p>ABOUT THE JOB</p> <p>This is a critical role directly involved in taking the Facilities Maintenance Department to the next level of operational excellence following the guiding principles of the library's Strategic Roadmap. This position will report to the Manager of Facilities and will work with and supervise maintenance trades. Denver Public Library has facilities open 7 days a week. The initial work schedule for this position is M-F 9:00am to 5:30pm. Schedule is subject to change as needed to support Library operations. A Master licensing in one or more of the building trades is required for this position.</p> <p>SPECIFICALLY, THIS POSITION WILL BE RESPONSIBLE FOR:</p> <ul> <li> <p>Works in the field approximately 40% of the time with trades</p> </li><li> <p>Ensures compliance with all applicable safety regulations, building codes, and safety requirements.</p> </li><li> <p>Train and enforce safety procedures and all applicable regulations.</p> </li><li> <p>Planning and Project support ensuring utility restoration in the event of scheduled or unscheduled utility outages/interruptions.</p> </li><li> <p>Establishes and conducts a preventive maintenance program of scheduled inspection and maintenance of electrical, mechanical equipment, plumbing and general systems, equipment</p> </li><li> <p>and facilities to assure proper operation and to correct malfunctions before major breakdowns develop.</p> </li><li> <p>Approve time off requests and ensure technicians time cards are correct and submitted to payroll in a timely manner.</p> </li><li> <p>Supervises Maintenance Operations including licensed trades who perform preventive and corrective maintenance as well as some simple projects ensuring scheduling, tracking and documentation of all preventative and corrective maintenance, upgrades, and repairs using CMMS software.</p> </li><li> <p>Creates work orders as needed to report equipment having non preventative maintenance problems.</p> </li><li> <p>Works with the Maintenance team to support the planning design and construction department throughout the construction process; reviewing plan, providing feedback, participating in the QAQC process through turnover, warranty and Operations and maintenance</p> </li><li> <p>Assist in managing Integrated Facility Plan and sightlines data which identifies capital renewal needs and re-investment priorities.</p> </li><li> <p>Anticipate and eliminate potential delays by planning and coordinating maintenance resources, supply chain, and equipment access.</p> </li><li> <p>Supervise the Facilities Maintenance during and after hours emergency response program, developing and maintaining the after hours response schedule, responding to and providing guidance and supervision during emergency response to system or utility outages or other building related emergencies.</p> </li><li> <p>Coordinate all planned maintenance and minor construction activities communicating shutdown-related work.</p> </li><li> <p>Identify and develop standard work procedures and task lists.</p> </li><li> <p>Analyze work order feedback and execute follow-up actions as needed</p> </li><li> <p>Prepare budgeting, tracking, and analysis.</p> </li><li> <p>Perform other duties as assigned to support departmental goals and operations.</p> </li><li> <p>Plans, assigns, and evaluates the work of staff members, provides technical expertise to staff, and establishes unit and staff work goals and objectives.</p> </li><li> <p>Conducts hiring interviews and selects candidate(s) for job opening(s).</p> </li><li> <p>Ensures quality, effectiveness, and efficiency of unit activities and safety measures.</p> </li><li> <p>Documents causes for disciplinary action, initiates letters of reprimand, and makes formal recommendations for disciplinary action. Responds to formal and informal employee grievances and prepares written responses.</p> </li><li> <p>Evaluates, procures, inventories, and issues; supplies, tools, equipment, and materials, used by Facilities Maintenance</p> </li><li> <p>Supports the Denver Environmental Performance Program (DEPP) program to achieve environmental performance goals, improve operations, and meet environmental protection obligations.</p> </li><li> <p>Assists in procurement and scheduling of repairs and services that support the Facilities Operations Department and Branch Libraries.</p> </li><li> <p>May oversee contractors performing repair and small project work</p> </li><li> <p>Monitors agreements and contracts to ensure compliance with contract requirements, verifies that contractors have met contract goals and provided required reports and documentation, reviews and resolves differences in areas of non-performance, and addresses other concerns as necessary.</p> </li><li> <p>Responds to and supports snow removal operations as needed.</p> </li><li> <p>Performs the duties of the positions supervised as needed.</p> </li></ul> <p>ABOUT YOU</p> <ul> <li> <p>We are looking for a team member who has:</p> </li><li> <p>Master licensing in one or more of the building trades.</p> </li><li> <p>Knowledge of operation of building operations systems</p> </li><li> <p>Ability to respond to after hours emergencies.</p> </li><li> <p>Knowledge of the methods, materials, tools and equipment used in construction and</p> </li><li> <p>building maintenance.</p> </li><li> <p>Knowledge of the hazards involved and the safety practices required for maintenance activities.</p> </li><li> <p>Knowledge of computerized facilities related management systems, including CMMS , financial systems and Microsoft and Google suite applications.</p> </li><li> <p>Skill working with snow removal equipment and snow removal practices.</p> </li><li> <p>Ability to train, motivate and supervise staff.</p> </li><li> <p>Ability to do work in areas supervised.</p> </li><li> <p>Ability to work in an environment with people from all backgrounds and age groups.</p> </li><li> <p>Ability to multitask and prioritize.</p> </li><li> <p>Ability to work with a diverse group of people. Ability to create and maintain positive relationships with customers, staff and the community.</p> </li><li> <p>Ability to creatively solve problems, negotiate and handle stressful situations in a positive manner.
