<p>Job Requirements</p> <p>POSITION SUMMARY: To be fully engaged in providing Quality/No Harm, Customer Experiences, and Stewardship by providing superior quality, competitive value and outstanding service by providing and performing a variety of skilled maintenance duties including inspection, repair and preventive maintenance service to all buildings, grounds, and equipment; and have a working knowledge of systems, equipment and components throughout the hospital and various off-site locations.</p> <p>PRIMARY ACCOUNTABILITIES:</p> <p>Quality/No Harm:</p> <ul> <li>Preventive Maintenance: Inspects equipment and facilities for proper operation and working condition as indicated on Preventive Maintenance (PM) procedures. Completes assigned PM's by their due date (or earlier as described in the grace period allowance, where applicable.) </li><li>A "grace period" has been established defining the window for timely completion of the PM due dates as follows: PM Frequency Grace Period Weekly None Bi-Weekly 3 days Monthly 3 days Bi-Monthly 9 days Quarterly 9 days Semi-Annually 30 days Annually 30 days </li><li>Productivity Index: Individual's productivity index (based on the top ten task codes performed) compared against data from associates skill group. In this instance the lower the percentile the better the score. Customer Experience: </li><li>Must be able to interact with Patients, Visitors, Doctors, and Health First Associates in a professional and respectful manner. Must be able to direct individuals to various locations throughout the facilities, and able to convey work that will need to be completed or has been completed. </li></ul> <p>Stewardship:</p> <ul> <li>TMA/FMP/Kronos Worked Hours: Individual must document worked hours in TMA or FMP computerized work order system. Maintains an individual data entry score equal to actual payroll hours worked. Documentation must be completed within 24 hours of work completion. Must maintain regular attendance according to schedule. </li></ul> <p>Work Experience</p> <p>QUALIFICATIONS REQUIRED:</p> <ul> <li>Trade school graduate or 12th grade education </li><li>Certificate and 2 years of documentable HVAC journeyman level operation, maintenance, and repair experience in the HVAC and refrigeration trade </li><li>Must possess and maintain a valid State of Florida driver's license. </li><li>Must provide and maintain common hand tools needed for the execution of duties. Job specific power tools will be provided Perform preventative maintenance and routine servicing of equipment </li><li>Must be able to adapt to a variety of changing duties as required to support all departments in the hospital and offsite facilities </li><li>Knowledge of : </li><li>Methods, equipment and materials used in the HVAC trade </li><li>Applicable laws, codes, regulations, policies and procedures </li><li>Principles of electronic theory as applied to electrical and electronic circuits, wiring and electrical equipment used in power generation </li><li>Theory of HVAC and refrigeration systems </li><li>Manual and electrical tools and equipment applicable to the HVAC and refrigeration trade </li><li>Welding and Soldering Techniques </li><li>Basic record keeping techniques Proper method of storing equipment, materials and supplies </li><li>Calibrating systems </li><li>Air Compressors and pneumatic controls </li><li>Cooling tower and boiler water treatment </li><li>Operate specialized machinery, equipment and tools utilized in the repair, installation and maintenance of heating, ventilation, air conditioning and refrigeration systems </li></ul> <p>PHYSICAL DEMANDS:</p> <ul> <li>Must be able to rapidly respond to emergency situations anywhere within the facility using stairways, ladders to roof accesses etc. </li><li>Must be physically agile and have the ability to climb, stoop, kneel or crouch to gain access to piping and equipment in need of repair. </li><li>Must be able to lift, push or pull objects weighing up to 50 lbs. </li><li>May provide support for Plant and Building Maintenance and repair on weekends, holidays, personnel on vacations and sick leave as required </li><li>May be required to work overtime to support facility maintenance and repair </li><li>May be assigned to perform 2nd and or 3rd shift work </li><li></li></ul> <p>MENTAL DEMANDS:</p> <ul> <li>Must demonstrate good verbal and written communication skills </li><li>Must be able to work with limited supervision </li><li>Establishes and maintains courteous, cooperative relations when interacting with other associates, vendors, contractors, and the general public </li><li>Observes safety practices when operating equipment in compliance with established procedures. </li></ul> <p>Benefits</p> <p>ABOUT HEALTH FIRST</p> <p>At Health First, diversity and inclusion are essential for our continued growth and evolution.
