This is an on-site, full-time position that requires availability for on-call emergencies.</p> <p>Key Responsibilities:</p> <ul> <li>General Maintenance - Perform minor repairs on appliances, plumbing, electrical fixtures, and household items. Replace damaged flooring, fixtures, locks, and appliances. Handle basic pest control as needed. </li><li>Painting & Carpentry - Paint apartment interiors and exteriors. Complete light carpentry such as fixing doors, windows, shelving, and floors. </li><li>Cleaning & Grounds - Help with cleaning apartments and common areas. Sweep, mop, vacuum, remove trash, and clean windows. Pick up trash and maintain landscaping as needed. </li><li>Apartment Turnovers - Prepare apartments for new residents. Assist with inspections, repairs, and replacements before move-ins. Maintain accurate turnover records. </li><li>Preventative Maintenance - Perform scheduled equipment maintenance. Inspect units and buildings regularly. Know all utility shut-offs and ensure proper signage and team awareness. </li><li>Records & Compliance - Keep maintenance records, work orders, inventory logs, and purchase orders. Monitor vendor services and support property standards and safety policies. </li><li>Resident Support - Provide clear communication during service calls. Help educate residents on appliances, laundry, and basic maintenance through the Resident Education Program. </li><li>Team Leadership - Supervise and train maintenance staff. Maintain tools and supplies. Lead monthly safety meetings and complete quarterly safety inspections. </li><li>Team Collaboration - Work with management to schedule inspections, support operations, and attend company training.
