<p>Job Description and Duties</p> <p>RESPONSIBILITIES</p> <ul> <li>Licenses and Event License: </li></ul> <p>o Responsible for ensuring all court third-party occupants are identified and licensed. License agreements are communicated AFA and terms are updated in CAFM.</p> <p>o Conduct market surveys for new and amended license rents.</p> <ul> <li>Leases: </li></ul> <p>o Conduct market surveys for the location, evaluation and selection of leased space for courts or Judicial Council.</p> <p>o Negotiate new lease agreements or renewals which are less than 15,000 square feet and nonpolitical.</p> <ul> <li>Special Projects and Presentations: </li></ul> <p>o Writes and reviews the RFP overview and scope of services and serve as team lead for title, appraisal, surveyor, and relocations services.</p> <p>o Serves as primary point of contact and provide guidance to administrative staff and Associate Facilities Analysts on how to process title, surveyor, or appraisal orders, resolve issues, code and process invoices, run reports, check invoice status, file paperwork, and confirm receipt of appraisal, surveyor, or title work ordered.</p> <ul> <li>Amendments for Transfer Agreements/Joint Occupancy Agreements: </li></ul> <p>oVerifies court space, county space, common space, parking and all court occupants for Facility Ops Staff.</p> <ul> <li>Delayed Transfer of Title: </li></ul> <p>o Examines property records and title reports including review of exception documents for easements and encumbrances.</p> <ul> <li>Real Property Disposition: </li></ul> <p>o Communicate and coordinate with local court the vacation date of court facilities.</p> <ul> <li>Real Property Acquisition: </li></ul> <p>o Conducts market surveys for the location, evaluation and selection of sites to acquire property.</p> <p>Working Conditions</p> <p>The Judicial Council strives for work life balance and includes substantial vacation and holiday time. The successful candidate will be expected to work in person at the Judicial Council's San Francisco or Sacramento office at least two days per week, based on their office leader's direction, and reside in the areas surrounding these locations. The FA has the experience and ability to provide technical expertise in Real Estate related matters including obtaining and reviewing due diligence and other real estate related documentation, preparing ad-hoc reports for Management and running financial reports. This position also assists with policy and procedural documents.</p> <p>This position interfaces with JCC staff, judges, court executive officers, court staff, county administrative officers, county staff, real estate brokers, licensees, DOR staff, lessors, sellers, appraisers, surveyors, title officers, escrow officers, and members of the public.</p> <p>The Judicial Council</p> <p>The Judicial Council of California is the policy setting body for the state court system and has constitutionally conferred statewide rule-making authority.
